Now it is a good solid structure and fit for purpose again.

This new stone resin step definitely adds a great Modern look to the house.
Damp was coming through into this house.
So the plaster was all chipped back and re plastered with mesh and waterproofer.

Design & Build sunroom built in Antrim.
We were able to erect this build without any planning. As It was under the dimensions required.
So the client didn’t need to pay any architect and planning fees. Only had to pay a small fee for building control.
As you can see in the pictures there was tight access to the build but there is always a way around these factors.

Fixing an old shop in Belfast as there was a lot of structural damage.
Now this building is a lot safer and ready for the next stage of construction
🏗🏠🛠👷🏻♂️**NOTE FOR ALL CLEINTS LOOKING TO BUILD A NEW EXTENSION or NEW BUILD**
The Department of Finance has announced new energy performance standards for Northern Ireland.
This will come into effect TODAY (30th June 2022).
New factors are:
•New domestic buildings will achieve a 40% reduction in carbon emissions and new non-domestic buildings a 15% reduction over current standards
•Tightened minimum fabric standards for both new domestic and commercial buildings
•Remain on the SAP 2009 and SBEM version 4 methodologies
•Removal of the default air permeability test score of 15 m3/m2/hr @ 50 Pa
Ok so what might this mean to you?
This means that the U-values of a building will be changing and the fabric of the building on how it is constructed.
Your home will be a lot more energy efficient. And easier to heat. But to do that you will have to spend more on the building products to apply to these changes.
A few Examples:
•Instead of 300mm requirement for loft insulation, it will now to 400mm
•Depending on the house type or renovation you may need to add plasterboard to the walls. Even if your cavity’s are 150mm and have full fill pumped insulation.
•Due to the changes to Fire Safety Regulations. Some products on the external walls may be changed like cladding. And fire bags installed to slow the spread of a fire.
•Changes to disability toilets as well E.g. a tracking hoist system, size of room and a height adjustable changing table.
•With Air checks the air tightness of the building may increase and better air ventilation added.
I hope this helps you if you are going down to route of building a new home or extending and to allow an extra contingency budget to allow for these changes.

A garden renovation in Belmont Hall, Antrim.
The garden was at a bit of a slope so we dug it all back and built a retaining wall and finished it off with turf. Great family garden now to play in.
Patio area now fit for purpose.
I’m sure the client will now make good use of this area now. Ground was raised and retained. A good flat area now rather than before with the garden sloping towards the fence.
Retaining wall built with a red rustic facing brick and copings to finish.
For all yous gardeners out there….
