Having been a Mechanical Engineer for 15 years everything I do must have a factor of safety.

So what is a Factor of safety? Essentially if a bridge will have 100 tonnes of traffic travelling over it the engineer will design the bridge to take 250 tonnes of traffic.

Surely this is a waste of money right?

๐Ÿ’ฅWrong!

What most people fail to consider when starting a business is the โžก๏ธ โ€œwhat happens if it goes wrong scenarioโ€.

However, engineers are trained to ONLY focus on what happens WHEN it goes wrong ๐Ÿค“

I have taken the same cautious approach with my property business and this is how we deliver consistent results. I work out the property returns by:

โœ… Under estimating the end value
โœ… Under estimating the rent
โœ… Over estimating the refurb cost
โœ… Over estimating the timelines

So by the time I actually commit to deploying funds, the business and the deal are protected.

By over estimating what can go wrong I am introducing a factor of safety into everything I do in my property investment deals, giving you certainty and security.

I began my engineering career working in motorsport with a background of no experience whatsoever.

The industry is competitive with only the top performers allowed a foot in the door. So with that I sent out applications to work within the business - ๐Ÿฎ๐Ÿด๐Ÿณ to be exact.

Why did I keep applying even when I wasnโ€™t hearing back?

Perseverance ๐Ÿ’ฅ

Finally after job application 287, I was offered an unpaid work experience placement๐Ÿฅณ

9 months of saving up working in a quarry provided me the opportunity to work for DJ Race cars. Based on a rural farm, I lived in a caravan and learned the ins and outs of the industry.

This unpaid placement is where I realised just how important not having a weak link in the team and the levels of perfection instilled in the industry were ๐Ÿง

I still apply this mindset daily whilst working within the competitive property industry - marginal gains and high standards really do make the difference ๐Ÿ’ช๐Ÿป

Keep your goal clear but your approach flexible. Growth is not linear, itโ€™s a series of steps forwards, backwards & sometimes a couple of steps sideways ๐ŸŽฏ

So when you find yourself defeated because, in this moment, youโ€™re not where you want to be - now is the time to really dig deep, refocus and persevere ๐Ÿ™ƒ Youโ€™ve got this ๐Ÿ‘Š๐Ÿป

What Rallying has taught me about being a property developerโ€ฆ๐Ÿš—โžก๏ธ๐Ÿ 

One of the biggest lessons rallying has tought me which helps me in my property business isโ€ฆ

โญ ALWAYS EXPECT THINGS TO GO WRONG โญ

Apart from calling pacenotes, guiding the driver between the stages and timekeeping - I've been most valuable in a rally car as a co-driver when something goes wrong and I've got it covered.

โœ… someone left the intercom on over night - I've got 2 x spare 9v batteries in my bag

โœ… low sun on a stage - I've got strips of duck tape on my clip board to extend the drivers sun strip

โœ… the bonnet pin fails and the bonnet flys open - I've got tie wraps

I could go on.....

I've taken this approach into business and while I'm an optimist and know everything will workout in the end, I prepare for the worst so when things do go wrong, I've got it covered.

No surprises, no high emotions, no tears.. โ€œweโ€™ll just revert to plan B thenโ€

Some tips I have learned from operating student HMOs ๐Ÿง

โญ I pay the utility bills so regulating the heating is very important. I used to use Nest and Hive systems which were not for me, so changed to unit's ๐Ÿ‘๐Ÿ”ฅ

โญ Cleaning Frequency - I used to have cleaners come in x2 /m. This means we have eyes in the property and incentivises the students to keep the ๐Ÿ  in good order if they know someone is coming in.

I then reduced this to 1x/m to save costs and the students actually depend on the cleaner to do their dishes every 2 weeks which takes from the cleaners actual duties ๐Ÿ˜–๐Ÿงฝ๐Ÿฝ๏ธ

โญDesk Footprints ๐Ÿคฌ - The students bless them, sit rubbing their shoes on the walls as they sit at their room study desks scuffing the wall. This can easily be resolved and cleaned by purchasing desks with a back panel ๐Ÿ‘

โญWindows and Weeds ๐ŸชŸ๐ŸŒพAt the end of each academic year, I get the weeds sprayed and the windows cleaned. It helps a lot with the kerb appeal for the incoming tenants ๐Ÿ˜Ž

A university maths lecturer gave me a fantastic lesson in working smart not hard!

Maths was never my strong point in school and in my first year of university I was struggling. I approached my Maths lecturer in frustration and her response changed my life forever.

โ€œStop trying to learn everything and just focus on what YOU CAN DOโ€

โœ… There are 5 questions in the exam - forget trying to learn 5 totally different topics that's too difficult

โœ… Pick your 2 best Maths topics - that's 40% which will get you a pass

โœ… Now if you focus on your next strongest topic. Even getting half of it right in the exam gets you up to 50/60%

โœ… Anything else is a bonus

โœ… Pay attention when I'm covering your 1, 2 and 3 topics and ask as many questions as you like

โœ… When I'm covering the topics you know you definitely CANNOT DO - stick in some headphones and just do exam questions for your strong topics

She was a fantastic teacher. I went from heading towards failing to getting 85%
The lesson is -> stop trying to excel at everything and double down on your strengths. It will get you much further ๐Ÿ’ช

No one ever made an omelette without breaking some eggs ๐Ÿฅš๐Ÿณ

I'm all about acknowledging my mistakes and learning from them. No business is all sunshine and Rose's and a is no different.

One of the biggest mistakes I made early in the business was not getting the right accountants in place ๐Ÿค“

I didn't have the experience to properly select the best person / company for the job.

This ended up being an expensive lesson because the advice was cheap
๐Ÿ’ฐ๐Ÿ’ท๐Ÿ’ฐ๐Ÿ’ท๐Ÿค‘

It took me 3 attempts to find the right accountancy solution but I had to kiss a few frog's to appreciate an awesome accountant when they showed up.

Everyone in property talks about finding a good builder ๐Ÿ‘ทโ€โ™€๏ธ ๐Ÿ—๐Ÿšง Try running a with a crap accountant ๐Ÿ‘Ž you will pay the price down the line. ๐Ÿ˜–

Gardens and chimneys like to chew up money!!!

Gardens are a very underestimated item when estimating the cost of a refurb ๐ŸŒณ

Landscaping almost always costs more than people realise. The manpower to "trim" 2m high grass alone can be hundreds of pounds alone ๐Ÿ’ฐ๐Ÿ’ฐ๐Ÿ’ฐ

I try to make all my garden's as maintenance free as possible as not every tenant wants to do gardening ๐Ÿ‘ฉโ€๐ŸŒพ

Chimneys are another item that if it were viable I would remove from all my ๐Ÿ˜

They attract water ingress, cold, birds nests and the mice birds drop down
๐Ÿ™„๐Ÿฆ๐Ÿ’ฉ

Even with venting properly and cowling there can still be issues.

Loan to Value (LTV) goes hand in hand with Debtโ€ฆ๐Ÿ‘‡๐Ÿฝ

Itโ€™s rare you will ever get a loan for the full value of a property ๐Ÿก as lenders need to know that the funds will be repaid ๐Ÿง

They need an element of security behind them by having yourself (the borrower) with some skin in the game too (aka a deposit). ๐Ÿค

This is where LTV comes in. ๐Ÿ‘ˆ๐Ÿฝ

If you are buying a property worth ยฃ100,000 they generally will give you up to ยฃ75,000 of the value and you will be required to pay ยฃ25,000.

A borrower having ยฃ25,000 invested gives banks the security that you will take more conscientious steps to ensure the money is invested correctly.

Again, this is an example of good debt, however, itโ€™s important to be mindful of what your leverage is across your whole portfolio as the market will change dependent on where we are in the property cycle ๐Ÿก๐Ÿ”„

Failure is where all the juicy learning is ๐Ÿ‘€

Schools teach us failure is a negitive thing ๐Ÿ–•

In business and life in general we only learn when things don't go to plan ๐Ÿ’ฏ

In university I failed and had to resit my car suspension design class. I had a sumer placement with a rally car manufacturer and when the owner found out he gave me a summer project to design the new suspension design for the upcoming model of car.

At the end of the summer after a lot of work and studying suspension design became my strongest subject.

I've made plenty of mistakes along the way and learned from them all.

The trick is to not make any too great that wipe you out.

We have all been there ๐Ÿ˜– Your first ever project ๐Ÿ  and all you want to do is make sure your client is pleased with the work you are doing with their fundsโ€ฆ๐Ÿ’ฐ

Unfortunately, this is where challenging clients can blur the lines between roles and responsibilities of who is in the driving seat of the decisions ๐Ÿง๐ŸŽ๏ธ

For me, this is exactly what happenedโ€ฆ

We both wanted the same thing - a successful project ๐Ÿคฉ However, when budgets are blown by unaccounted costs, and decisions made without proper consultation, the chances of success are slim to none ๐Ÿ˜ฉ

Ever since this refurbishment, I have created robust processes to ensure these mistakes do not happen again ๐Ÿ’ช๐Ÿป

I now have a success rate I am proud of. My engineering mindset to risk prevents me from putting myself in the same position again - every penny is accounted for before work begins and this keeps everybody on the same page ๐Ÿค“๐Ÿ˜ƒ
