The Bank of England’s credit conditions survey of banks and building societies, carried out in September, found lenders anticipate they will tighten their credit scoring criteria in the months ahead.

The report also said "lenders think mortgage default rates will increase in the fourth quarter, as will defaults on non-mortgage lending to households."

Many of us are guilty of burying our heads in the sand during difficult financial times. But the impact of defaulting on your mortgage can be devastating - for years to come.

With a default and a CCJ, getting any kind of loan in the future becomes almost impossible. Even renting becomes more difficult as most landlords carry out credit checks.

If you find yourself being unable to pay your mortgage, seek assistance straight away. It's better to walk away with your credit intact and start again when times are better.

The property rental market will continue to grow, but will it get tougher for landlords?

Right now, landlords are concerned about their tenants and their properties. It is clear that the next 6 months will continue to be difficult.

So. How to prepare for the future?

Landlords must look at their entire way of operating to ensure they survive this period. Firstly, they must have clear and regular contact with their tenants. For those whose tenants have not been impacted by the pandemic and continue to pay rent, they are the lucky ones. For other landlords whose tenants have been affected, they must keep close contact with their tenants so that they know their circumstances and their ability to pay, and what is likely to occur in the next six months. Only by understanding what is happening to their tenants, can landlords understand what is happening to them.

Making a payment plan is essential. Even a limited rent is better than none, and some structure to the next six months is crucial. Longer-term, it is vital that you have an understanding of what level of payments are coming in, and you plan for the financial implications of potential reduced income.
Many landlords can find these situations difficult and so, for some who may never have used an agent, this may be the time to reconsider. Given the increasing complexities of the regulations of what can and cannot be done in the various parts of the UK at the moment, it can be all but impossible for an individual landlord to keep on top of the changing legislation.

The longer term plans from the Government include applying the same regulatory requirements and industry qualifications to landlords that are now being implemented with letting agents.

One of the common issues we help to deal with is landlords being unable to carry out repairs in a timely manner. On some occasions, it's because they are unscrupulous but actually, in many instances, the landlords simply don't have the cash to carry out the necessary work.

This may be the right time for a landlord to consider selling the property. In doing so they can pass on the responsibility to a new landlord that may have the finances available.
