Maybe the tide is turning? A new 5 year fixed rate offered by Santander was launched yesterday under 5%! It will be interesting to see how other lenders react this week but hopefully this is a positive sign of things stabilising and lender confidence coming back in the market.

The Bank England have made the right decision (in my opinion) to keep the Base Rate of Lending at 5.25% following tbe previous 14 Base Rate rises since December 2021.

This follows after the drop in the inflation rate currently resting at 6.7%.

I am sure we can all breath a sigh of relief as many of us are already feeling the ‘cost of living’ pinch.

This is brighter news to those coming off a fixed rate or thinking of making a ‘next step’ to move or to buy.

I thought I’d just add a little detail about myself….I live in Felpham and have been married to Kim for nearly 29 years and have 3 grown up boys. I am lucky to have great family and friends around me and love socialising with them. I try to keep fit when I’m not suffering with an injury from ‘trying to keep fit’! I have a passion for cars and probably spend too much money on them but can’t help myself.

With the uncertainty of mortgage rates you might think it’s better to settle for what ever the best deal your current mortgage lender offers you, however it might be worth reviewing the market and comparing re-mortgage rates on offer by other lenders. Most re-mortgage deals offer a free valuation of your property and free legal work. As a result a re-mortgage should cost you no more than simply switching rates with your current lender and you might get a better deal to boot!
This can also be an opportunity to borrow more if needed or even review your mortgage term.

I just wanted to reach out to all the prospective buyers out there with a 5% deposit hoping to secure a mortgage as the lockdown eases. Please hang on in there. It is true that many lenders have withdrawn their products at 95% in an attempt to protect you and their money in an uncertain time, however one thing I am sure of, after 25 years or more in the industry, is that the good times will return.
On a positive note, If the level of new mortgage enquiries I have seen this past week are anything to go by then mortgage lenders will soon have to react to the demand.

How are you all coping?

It is odd how the ‘not normal’ suddenly becomes the ‘normal’. We have all had to make some massive adjustments to our daily routines and it looks like things are not set to change anytime soon.

I just wanted to let you know that as far as the ‘mortgage world’ is concerned there has been some significant shifts in how business is being conducted by lenders mostly around new business processing times and of course ‘valuations’. However rates have never been better so it is still a great time to secure a new deal.

If you are unsure of what is currently possible, be that a new mortgage to buy a house or a re-mortgage as your current deal is coming to its rate expiry then just get in touch.

I do not wish to capitalise on bad news, I really don’t. I have recently had a flurry of enquiries from clients, new and existing that want me to quote them for life cover and in particular, serious/critical illness cover. I think, although I cannot be sure, this might be attributed to all the news we are hearing daily regarding the Coronavirus. Whilst the death rates are relative minimal (thank goodness) we all realise that we are not invincible and are all susceptible to these things and this makes us feel a little vulnerable.
