Passive income is one of the benefits of investing in property, rental income and capital growth.
But it’s fair to say it is not always totally hands off, as my property friends will confirm, I’m sure!
Here’s a link to 5 possible ways to increase your return on £100k as an alternative to having it sat in the bank:
https://www.facebook.com/share/p/Xkji4eWJ8NYt1v6A/?mibextid=WC7FNe
Fancy the idea of making money while you sleep?
Here are 5 ways to generate passive income from £100k as an alternative to having it sat in the bank:
1. **Property Investment for Rental Income**:
Use your £100,000 to buy a property, generating passive income through rental payments. As a landlord, you can benefit from monthly rent payments, and over time, potential property value appreciation.
2. **Add a mortgage to the above** and buy 3 rental properties, giving triple the rent (less interest payments) and 3X the capital growth.
3. **Dividend-Paying Stocks:** Build a diversified portfolio of dividend-paying stocks, providing a passive income stream through regular payouts. A great option in conjunction with other income streams.
4.**Peer-to-Peer Lending:** Explore P2P lending or crowdfunding platforms to lend money to individuals or small businesses, earning interest on your investment. A hassle free alternative to the responsibility of buying and developing property, while still benefiting from the value add.
5. **High-Yield Savings Accounts:** While not entirely avoiding the bank, consider high-yield savings accounts or alternative savings vehicles offering better interest rates than traditional accounts.
Always conduct thorough research and consider consulting with a financial advisor to tailor these strategies to your own financial goals and risk tolerance.

We’ve been quiet on here recently, so here’s our November Catch Up!
⭐️⭐️
After a fairly slow year, struggling to get properties through EA due to the masses wanting to view, we have managed to land 3 accepted offers at once🤩 maybe it’s the shift of mindset moving into our new office?
We have got Groundworker’s and plasterers on the go on our refurb, the only thing not being done to this house is being knocked down and rebuilt 😂 at least we know everything will be brand new when completed in January 2022.
The market in Wigan is still exciting with properties being on for more than 10 days being described as ‘been on a while’😳
How is everyone getting on at the moment? Looking forward to the new year🍾

Borrowed this from a fellow property owner; a useful tip for landlords or home owners before calling out the gas engineer to your boiler on a frosty day.
Also, worht noting that educating your tenants on this kind of thing when they start the AST can save everyone time and money for a little bit of up front effort.
Happy Wednesday all.
I’ll just sit in the car then ☔️ gotta love the weather up north!
