Catching back up on planning decisions in the past few weeks; planning permission was secured for a new dwelling in Co. Durham following careful negotiation with the local planning authority to ensure the approval of this scheme for our client. The dwelling is designed with four bedrooms and generous habitable space, including a large kitchen, dining and living space. As part of the design, renewable energy technology is incorporated including an Air Source Heat Pump for hot water and heating and Solar PV for electricity generation.
Keeping on the theme of recent holiday cottage conversions, over a year ago another project which we obtained planning permission and building regulations approval for was 'Little Glencrest' located outside of Copley in Co. Durham. An underused outbuilding once a milking parlour was transformed into a great one bedroom holiday cottage for those looking for accommodation in the Durham Dales!
Always great to hear of a completed project! This holiday cottage in Shotley Bridge known as ‘Honey Hirst’ was completed earlier this year following our work to obtain planning permission and building regulations approval. The building was an underused outbuilding in our clients curtilage and has been renovated successfully making use of all existing openings and with slight adaptions internally. It is great to see how the building which has an interesting character is now being put to a sustainable use to provide tourist accommodation for up to four persons in Co. Durham!

Been a bit quiet on social media the past few weeks but pleased to share some project updates that have been happening in that time!
Planning permission has been secured to convert an outbuilding, along with external alterations (including a new roof), into habitable space to enlarge this existing dwelling in Co. Durham. The conversion of the space will provide excellent countryside views and direct access to a garden terrace with a proposed glazed gable, incorporating bifolding doors, from a new kitchen and living space. The proposal also includes the conversion and extension of a garage to provide an annex linked to the dwelling along with an external store. The approval comes from hard fought negotiation with the planning authority and we are pleased that we arrived at a positive outcome on the design to repurpose these existing structures! The works will provide the clients with a space they have always dreamed about creating for their home!

Great to see progress being made on one the home extension designs from last year!
Works continue to progress on the Kings Head Development at Royal Oak, Heighington where the first of three dwellings is being constructed. The external windows and doors have now been fitted and first fix work is progressing well internally.
One of the projects being work on this week to complete building regulation drawings following planning approval is a single storey rear and side extension with internal alterations to provide an open plan kitchen, dining and living space to the rear of the property and the creation of a utility and wc room. The works will also provide a separate lounge to the front; a new bay window and porch; and some minor alterations of the first floor bathroom. This will be another great home extension we have worked on this year with many more in the works!
A nice way to finish the week by sharing some completed images of one of the two self builds at Boldron outside of Barnard Castle! After years of it being our clients home they have now decided to move onto new pastures and have put the property up for sale and is being marketed by Finest Properties, Corbridge.

Really pleased to hear the news a few weeks ago that planning permission for a new dwelling was granted which Glasper Lee Design provided the design for; with the planning permission secured by ELG Planning. The dwelling located in Redcar and Cleveland will be apart of the clients equestrian facility and has been designed with three bedrooms with one ensuite; lounge; family bathroom; utility room; and a kitchen, dining, living space which incorporates a mezzanine level with focused feature glazing in the gable and roof across the countryside towards the coast. The build will be traditional construction with Solar PV with Battery Storage and an Air Source Heat Pump with underfloor heating. Building regulations drawings are now in preparation so this can progress to site in the near future!
A sunroom extension to a home in Spennymoor has recently been granted 'Prior Approval for a Larger Home Extension', a simplified method of adding larger extensions to homes up to a certain size that don't require householder planning permission or are just outside of the limits of permitted development. The extension will bring living space to the rear of the owners home which benefits from some great countryside views; the glazing of the extension being designed to provide a focal point onto this with the corner windows. The space would be semi-open plan, with double pocket doors designed into the space so that it can be fully opened up to the kitchen/dining area when needed, and closed off when more of a 'snug' feel is required.
One of the recent projects being worked on with planning approval recently granted is a small extension and internal reconfiguration of a bungalow in Bishop Auckland. The small extension will provide space for an ensuite to the main bedroom and the provision of a third bedroom/study which enables a new utility room to be created within the existing internal space. The internal reconfiguration provides the client with a better use of space for their needs, especially the kitchen, dining and living area. Externally a new raised patio area will wrap around the property to remove a series of steps, creating an improved patio space.

One of the extension projects being worked on in the last week following the receipt of planning permission with building regulations drawings completed pending structural engineering input. The works will see the construction of a side and rear single storey extension along with internal alterations to create an open plan kitchen, living and dining space for the property, with a separate utility room. The works will also see the construction of a new detached garage. Going to be another great space created with the gable window focusing on the large garden and woodland to the rear!
The first plot at Royal Oak, Heighington has had the scaffolding removed recently and it is great to see how the house is coming along! The client is just awaiting windows now whilst some first fixing internally is underway!
One of the recent extension projects where design work is now completed including structural calculations to provide an open plan kitchen/dining/living space! The works will see the removal of an old conservatory and bring together the dining and kitchen which are two separate rooms at present. The rear extension will further open the space up to provide a living space and create a perfect family/entertaining space for the homeowners!
Some great news to start the week to hear that three dwellings have been approved in Aldbrough St John, Richmondshire which we provided the architectural services for! Credit to the Team at ELG Planning for their hard work in securing the planning permission!
The three dwellings will act as a 'second phase' after permission was secured a couple of years ago for 'phase one' which consisted of four dwellings to the roadside. Really looking forward to seeing this development fruition!

Glasper Lee Design has been hitting the ground running for 2024 progressing projects from all stages from surveying, designing, technical design and inspecting work on site; fair to say its been a non stop start to the year! One inspection carried out this week is this self build home in Co. Durham which is looking to be completed and signed off in the next few weeks! Looking forward to getting completed photos of this!

It has been another of year of working on a range and variety of projects which have been great to see progress in 2023 and I look forward to seeing more of the projects complete and start in 2024. One of the projects that will be hitting the ground running in 2024 is the transformation of a bungalow in Durham to a two storey dwelling which we have added a winter filter to our CGIs!
Over the past few weeks we have been working on a design for an extension to a new barn conversion, reviewing various designs before submitting for pre-application advice. The extension would provide a glass link between new and old and be the entrance to the dwelling. The extension would be the location of the kitchen/living space; and at first floor, a master bedroom suite. The extension is clad with contrasting corrugated cladding which would be found on agricultural buildings given the countryside location. We now await comments back from the local authority before moving forward to a planning application!
A recent design of a bungalow completed in the past few weeks which will contain three bedrooms along with an open plan kitchen/living (with mezzanine level), separate lounge and two bathrooms. The site is in a great location, with open countryside views which the design focuses the outlook onto from living spaces.
A nice way to start the week with planning consent being granted to transform a bungalow in Durham into a two storey home!
It is proposed to add a first floor extension to the existing footprint of the bungalow, along with a two storey extension to the front to create a new entrance, and a single storey extension to the side for a new garage, utility and plant room.
Externally, the brick walls will be rendered over external wall insulation and the new walls finished in cedral and stone cladding. Internally the dwelling will provide four bedrooms including a master bedroom suite. There will be an open plan living/kitchen space (with a pantry) to the rear along a lounge, study and gym.
The works will also focus on significantly improving the fabric of the dwelling; external wall insulation is proposed to the existing brick walls, with the new extensions formed from timber frame construction. Solar PV will be integrated into the roof along with battery storage; mechanical ventilation with heat recovery will be installed to improve the air quality/heating efficiency; and an Air Source Heat Pump with underfloor heating will provide hot water and low temperature heating.
Attention now turns to delivering the technical drawings/build specification and structural engineering works so this project can hit the ground running for 2024!
Another one of the projects to recently obtain planning permission has been a dormer extension to this loft conversion on a dwelling (which has had previous extensions to enlarge it). The application was also used to obtain permission for a raised decking area to the rear. The works will provide an additional two bedrooms and shower room for the dwelling. Building regulations drawings are completed and detailed structural engineering input is awaited following initial feasibility discussions on constructing the conversion.
Planning permission has been secured to build a two storey side extension to a dwelling in Bishop Auckland! The extension will provide a garage to the ground floor, and to the first floor provide a master bedroom suite with a feature gable window. The extension will be the most recent addition to the dwelling following a recently constructed rear extension undertaken under permitted development to provide a large open plan kitchen/living space.
One of the projects being worked on this week has been the technical/building regulations drawings for this rear extension and rear box dormer addition to a property in Shildon, Co. Durham. We recently obtained planning approval for the works which will provide a larger kitchen/breakfast space for the property; a larger bedroom with ensuite to the ground floor; a downstairs wc/utility space; and the creation of the box dormer to the rear allows the consolidation of the upstairs space to relocate the existing staircase to make an existing bedroom larger and provide a first floor bathroom. Another great family home in the making!
Our recently approved planning application for this property in Durham where a two storey side and rear addition will be created along with a single storey rear addition has now obtained building regulations approval along with the completion of structural design work. These visuals have given our client a greater understanding of how their home will now look!
A nice way to close off this week at Glasper Lee Design, after months of discussions with the planning authority, permission has finally been secured to convert a former Methodist Church in Co. Durham which has been vacant for over ten years into a new dwelling! Respecting the existing openings and form of the building, the space has been carefully designed internally to create four bedrooms along with a large open plan space to the first floor to take advantage of the countryside views at higher level! Externally, new timber sash windows will be installed replacing the unsympathetic casements currently in place, along with the removal of render, and the repointing of the stonework behind!
