Help to Buy - RICS Valuation Report - by Assurvey.
If you’re planning to repay your Help to Buy loan you will need an independent RICS valuation report that meets the criteria set out by the loan provider.
Target HCA require an independent RICS valuation report to enable you repay the correct amount to the government via Target HCA.
This can either be when you sell the property or decide to repay the loan at the end of the 5 year interest free period.

Interesting article about spray foam insulation.
We quite often find insulation of this type during our residential surveys and it is always bad news.
Often mortgage valuers are not required to look inside the roof space as part of their valuation and therefore the spray foam insulation is not found.
A detailed RICS Level 2 homebuyer report will always look in the roof space ( where accessible ) to look for issues of this type so that purchasers know the problems with the property before they go too far with purchase.
