We are very close to the end of this refurb now and I'm so excited. It started off as a three bedroomed terrace and will finish as a four bed.🛌
luckily I feel like this has all gone to plan and we are on schedule to hand over the keys at the end of this month.👍

😃 A Few Days of Fun 😃
In the middle of all the work we have on at the minute we decided to book a little break with the kids.
We didn't really have the time but we both needed the time off and we are so glad we did.🥰
We realised if we didn't take a break we would burn out and it was so lovely to relax and recharge.
We booked a lovely home in Malton and spent some time with the kids and the weather was brilliant.☀️
Oh and we added a night to see Bruce Springsteen at Wembley too 🥰
I suppose there is never a good time when your busy but sometimes you just have to do it!

Wow what a testing time it is having work done on your own house whilst living in it!😜
We are finally water tight after having a few leaks into the bathroom and through to the downstairs utility 😩
We've looked at the mock up picture of our house for years and I cant believe how much better it looks in real life.❤️
Yesterday Oli and our roofer John managed to get the last few tiles on the top and soon the scaffolding will be down and I can see it properly.
I think we will be having a break once the outside is done before we start the inside and try enjoy the summer with the kids before the mess starts again.😂
🏡Renovation update 🏡
We are getting there with our latest refurb.🔨
Since we have got the keys we have:-
*Ripped out and re arranged the layout.
* added lots of new electrics
* boarded and re plastered all the new walls
*installed all new doors and woodwork
* started Installing the bathroom
* Started installing the kitchen
* removed all weeds and cleaned up the garden.
There is still lots to do but we are really happy with the progress.

🏡Deal Sourcers🏡
What makes you use a deal sourcer?
I've been thinking about this a lot lately, I always hear sourcers are s**t ....sourcers are a rip off etc etc
Yes I do believe a lot of them just try and sell any old s**t because they think its a deal?
Last week someone came to me and asked me about a property they had been sent and said the numbers work etc etc but could I have a look at the area and my response was...... I wouldn't even drive around there let alone buy a house.😱
One of the main reasons I think that you should use a small company like us is that we would never send you a property we wouldn't buy ourselves.
I personally drive around the areas week in week out so I know exactly where I would be happy buying and selling to my clients.
Property is a long game and you need all the right players if you are going to win!😁

🏡 Our house update 🏡
I can't get over the progress that our builders have made in the last 6 weeks.😱
Thanks to one of Oli's friends Habbin and his team this has all been possible.
We are hoping for another 4 weeks and the outside will be finished 🤞
Pinterest is getting some hammer now whilst i plan all the new rooms inside.🤣

When we started doing deal packaging for clients I always thought I should try and be professional and change my accent slightly to sound less Yorkshire 🤣
Then I thought do you know what We are who we are and either people like us and want to work with us or they don't. I do believe in any business you buy into the person who you know is going to do a good job but someone who you get along with and be honest and that's exactly what we try and do.

Rates are high at the moment so admittingly the cashflow isn't amazing but there is less competition for properties.
But when the rates do drop (we think around 3.5%-4% by the end of 2025) the average BTL will cashflow £300-£350 a month so an extra £3600- £4200 a year is a good chunk of extra cash to do something nice with.
Now I know the BTL police will tell us that every house gets trashed and every boiler breaks blah blah but nothing in life worth having comes without issues and we definitely know what we would choose.

Our journey has not been the fastest and that was never our intention, We started when our little girl was 2 so our priority was her, not work.
We have always tried to do our work around the kids so we don't miss out on them. I'm sure there will soon be a time when they don't want to come and sit on our knee or snuggle on the sofa and we don't want to miss that for ANYTHING!
If you want a big house and a flash car that's great but make sure its what you want and not because it looks good on social media.
Our goal has always been time and freedom and it will continue to be exactly that.
Property has given us the luxury of the time and freedom and we will be forever grateful.👨👩👧👦
🏡 First Weeks Progress 🏡
This week has been a busy one for us, We got the keys to this Social Housing project for one of our clients and we have made a flying start.⏩
We have
* ripped out the bathroom and kitchen🛀
* Added new stud walls 🧱
* Liaised with the Electrician and Plumber ready for them to start 👨🔧

If anyone wants to get rid of their other half for 30 minutes a day I recommend buying these books for them as since Oliver Favell has started reading them I get some piece and quite 😂
I used to find it really hard to read something that wasn't a story as I loved to completely switch off and forget about life but since I've got older I love to read self improvement books and ones that benefit me somehow.

🏡 Working with your Other half🏡
Me and Oli met 10 years ago ( on a dating website)😂
Oli was a Dry liner and I owned a Hair salon, We would of never though that 10 years later our lives would be like this and we would be working together.
I can honestly say that it works (thankfully)😅
Luckily we have the opposite strengths and weaknesses so we balance each other out, I'm not saying its perfect but its perfect for us.

We have finally got the keys to this property we are renovating for our client.
This property is currently a 2/3 bedroomed terrace, however you go through the second bedroom to get to the third so it wasn't working like that. Whilst viewing the property we decided to change the layout completely and turn into a four bedroomed house to hand over to social housing for a family in need.
This will be a large renovation with the bathroom getting moved from the back to the front and the top floor being made into two rooms.
Not only will this be an amazing investment for our client but it will also be another property that helps those who need it the most.

I advertised a property two weeks ago and the amount of applicants I have had is unbelievable, after receiving 52 applications I have had to pause the advert 🫣
This is now something we offer to our clients so that they don't have to do anything at all from start to finish.

I don’t know about you but I have decided to take 2023 by the balls ⚽️ 😂 and do exactly what I say I’m going to do.
I have been sourcing properties and renovating them along with my husband Oliver Favell for the last few years inbetween having two children I have to realise that I CAN do it all and have faith in myself💪🏼👍🏼 we have so many exciting things in the pipeline for this year already and I can’t wait to add to them❤️
My goals are set and I WILL make them happen. So I hope everyone achieves everything they set out to this year. You will be seeing lot more of me 🤪
