🏘️ The latest data shows over 900,000 property transactions across England and Wales took place in the last 12 months. Terraced houses continue to have the highest volume of sales but 2023 has seen a sudden change for detached and semi-detached houses. 📈 12 months ago, semi-detached houses accounted for 28% of sales and detached houses 22%. By the end of the year, the proportion of detached house sales had increased by 3.7% and semi-detached houses had decreased by 3.0%. 💰 Price growth has remained fairly flat and so this shift is worthy of more analysis. 🏡The average deposit paid by a first-time buyer in the UK is 24% of the purchase price, with many putting down a larger deposit on their first home.
🏡The most expensive is London, where the average deposit is £144,500, almost a third of the average sale price.
🏡Mortgages aimed at first-time buyers, such as the 100% deposit or the shared ownership scheme, can work out cheaper than renting and have helped many onto the property ladder.

🏡Over 8.1 million owner-occupiers in England and Wales now own their homes outright.
⬇️Based on sales price data from the Land Registry, downsizing from a four or more-bedroom home to a 2-bedroom apartment could release, on average, over £250,000.
💰While freeing up under-occupied homes would help ease some of the housing stock issues in the market, downsizers will also reduce their ongoing costs and in many cases, would be left with a large pot of equity.
🪜Such equity could be used to launch children onto the housing ladder, to purchase an investment property or a holiday home, take a holiday of a lifetime or boost the pension pot. Independent financial advice should always be sought.
