Consider getting a customer shut off valve installed. It enables you to turn off the water between the meter and your property. In the event of a storm turning off the customer shut off valve can prevent unexpected high-water bills and property damage in the event of broken pipes from flooding or fallen trees

Ever wonder what home inspectors do? ⁣

Well testing the light switches is one of the things we do a lot of. ⁣

During your blissful viewing of the property it’s unlikely that you’ll turn on every light in the house. Only to find out later that some of the lights aren’t working leaving you in the dark. ⁣

So we test all of the lights. Why? ⁣

Because there’s a big difference between a $2 blown light bulb and a $2,000 wiring problem. ⁣
We think that’s something you deserve to know in advance.💡 ⁣

5 things that should NEVER go down your drain 👎
Despite the fact that Andro's experienced plumbers love to help our clients, we still don't want you experiencing plumbing issues when they can easily be avoided. Here's a list of five things that you should make sure not to flush or pour down the drain! ☕️ Coffee grounds. Ask any plumber... this is one of the most common causes of kitchen sink blockages! Coffee grounds are best disposed of in a compost bin. 👩‍🍳 Flour. When combined with water, flour will coagulate and thicken, staying in your pipes for much longer than it should. 🎨 Paint. Not only can this clog your drain, but paint is also very often toxic to the environment and shouldn't be introduced into sewer systems! 🥓 Cooking grease. This one may seem like common knowledge, but many people don't realize that animal fat solidifies at room temperature — and that's the last thing you want to happen in your plumbing. 🚽 "Flushable" products. With the exception of toilet paper, most products marketed as "flushable" still pose a great risk for creating blockages. Best to dispose of these in the trash!

Time is valuable to all of us and time is a home inspector's best friends.

Inspection times will vary depending on the size, age and condition of your home but allowing ample time for your inspector to complete the tasks at hand will ensure that you get your money's worth of a complete and thorough report.

Trust the process!

"Ordinary wear and tear" is a relevant term. Corrosion and deterioration on a beach front property are going to look different from one located inland and more protected from the elements.

This isn't necessarily a deal breaker just something to consider in your initial negotiations and personal budget for long term maintenance costs.

TIP: find out as much as you can about the brand/materials used for external features like decks, docks, roofing, siding, A/C units, pool pumps as well as life expectancy and when they were installed, serviced or last repaired.

Remember to double check around your property for things like cracks, leaks, sinkholes, sloping, separation that you may have missed before.

If anything looks unusual please consult a professional and have any repairs made as soon as possible to prevent damage and safety hazards.
