❌Never work with a real estate agent ❌

Indeed, if you are against these 3 main advantages that a real estate agent can bring you, it is the best thing to do:

👉Make less money
👉Waste more time
👉Receive dozens of calls from other real estate agents on a daily basis

💸Make less money: Yes, if you manage to sell on your own you will never know if you got the best offer. In 80% of the cases, the sellers will accept the first offer received. But this one is often negotiated below the initial price. Moreover, imagine receiving an offer higher than the initial price a few days later? Well, that's what happens very often with an agent, and in my experience I've seen offers at 114% of the initial price. A private individual will never be able to put in place the same strategies to reach this kind of offers because he will never be able to gather all the buyers and he will not have the same visibility.

🕦Waste more time: Yes, because again you don't know when the next offer will come in. Moreover, how many buyers really interested in your property will you receive in visit? I am sure that only 20% of them will not be curious tourists. However, in the strategies that I put in place with my team, we pre-qualify each buyer and we group all the visits on the same day. All this after a few weeks of setting up a detailed plan to reach all the buyers in the market.

📞Receive dozens of calls from other real estate agents on a daily basis. Who hasn't? The "AGENCIES AVOID" are not enough and realize how much time is wasted handling all those calls that you think are interesting but in the end are not what you want. And know that if you have an agent who represents you all this would not happen. 

I'll go over other aspects such as all the administrative steps you will have to do by yourself and the fears of buyers related to the fear of selling to someone who is not represented by a professional, with whom they could make a mistake or in the worst case be manipulated.

As a seller, it's normal to want to set a high price. 💸

But don't forget that buyers will also want to negotiate a lower price. It is therefore important to find the right price, or a compromise between the two parties.

👉Remember that the real estate market is tight for sellers. The competition is tough, and an interested buyer will soon turn to a house or an apartment sold at the right price... at the expense of your own property.

✅To find the right price, it is advisable to consult a professional. His analysis will be based on facts and criteria related to the characteristics of your property. He will also be able to reduce the margins of error and to advise you to make a sale in the best conditions.

When is a house overvalued?

A property is usually overvalued in two different cases:

👉The owner has set the price: it is common for an owner to set the price based on financial needs, or out of pure attachment to their home. Everyone wants to sell their house for a lot of money... but the price demanded should not be out of line with the market reality.

👉The real estate agent has set the price: sometimes it is a real estate agent who overvalues a house. This can be done out of bias, if the agent finds the house particularly beautiful, or simply out of a desire to get the owner to sign a mandate. A homeowner is more likely to sign up with an agent who makes them believe that the price is high.

In both cases, this bias is due to the owner's lack of knowledge of the real estate market. Before putting a house up for sale, find out about the market and look for houses that are close to yours (whether in terms of geography or in terms of architecture and finishes). This will give you a clearer picture of the market.

✅Note: the negotiation of the selling price by the buyers is not systematic. A house that is well evaluated will be sold at the same price, since several buyers will tend to be on the spot. You should therefore not artificially inflate the price of a house in anticipation of negotiations.

While it may be tempting to overprice a house or apartment for sale for the sake of money, this is clearly not a winning strategy. ❌

Remember that buyers are aware of market prices, and have often visited many homes before yours. 👀

Overestimating the price of a house can be a catastrophic part of a sales strategy for a number of reasons:

👉The first few days of a real estate sale are crucial, as this is when you attract the attention of active buyers, who may be looking for a property like yours. If you price your property too high, you will not attract their attention, and you may miss out on a quick sale.

👉An overpriced property will simply not be visited. Buyers quickly form an image of your property. If they understand that the price is not reasonable, they will not even waste time visiting it. And without a visit, there is no sale!

👉Your home is likely to stay on the market for a long time. Buyers have known about a house for sale for a long time, and the fact that a house is not sold quickly can give them the impression that there is a hidden defect and completely devalue your property.

👉Negotiations can be drastic. With an overpriced property, you will only attract buyers who are willing to negotiate hard. Aware that you are in a weak position, because the house is not selling, they will be tempted to make offers well below the market price.

In the end, overpricing a property can considerably slow down its sale and put the seller in a difficult situation. If you don't sell your home above market price (which you won't), you may well lose money on the deal.

What to say about this new year? Another year rich in meetings, emotions, moments, projects...🏆

Many people ask me "what do you do in life?" I have always avoided this question for fear of sounding too pretentious. ❌

The answer is that I do many things. Some activities are visible on my profile, others only my relatives know about. In any case, people who know me know that everything I do I always give my best.

There will always be a gap between the virtual and real world. You should know that everything is not so rosy. 🌸

Every success hides hours of work, sacrifices, sleepless nights and especially pain. This is what makes a person grow and stronger every day.

I could never be satisfied with just one activity. Life is too short to deprive ourselves of what we love and not live our lives the way we want to.

If I could give you 5 tips that have helped me the most after more than 5 years in entrepreneurship it would be:

⏱Time: Don't complain because you lack time. A good organization and especially willpower allows you to find time for everything and the people that matter to you.

👥Relationships: You are the average of the 5 people you are most in contact with.

💸Money: Nowadays anyone can earn a good living, be financially free and have a profitable business while starting from scratch.

🧎‍♂️Failure: There is no failure, you either win or you learn. Don't look at the door that closed, look at all the other doors that opened for you.

🧠Mindset: For me the most important thing even if I put it at the end. Your mindset determines your ambitions, actions and results. So who you really are.
