Jom hari ni saya kongsikan, apa pilihan yang perlu kita buat semasa nak pilih satu-satu kawasan untuk membeli rumah. Okay hari ni saya kongsi kan 2 jenis pilihan yang paling penting semasa nak pilih kawasan untuk beli rumah.
Pertama sekali, jom kita muhasabahkan diri, yela kalau ikut kan hati mesti lah semua orang nak rumah landed yang terletak betul-betul depan KLCC kan, sebab kita dah tahu, itu antara tempat tumpuan semua orang dan juga banyak kemudahan seperti pengangkutan awam. Agak-agak berapa harga kalau rumah landed dibina depan KLCC?
Tapi bagaimana dengan sumber kewangan kita? Adakah Kewangan kita terbatas atau kita memang tak ada langsung masalah kewangan?
Di sini, mula-mula sekali, ingin saya tekankan bahawa, kemampuan kita lagi penting daripada kelayakkan, kerana setiap orang ada gaya hidup yang berbeza, jadinya kemampuan setiap orang juga adalah berbeza.
Setiap tempat mempunyai harga hartanah yang berbeza, contoh harga rumah Bungalow di Bandar Sri Permaisuri,KL jauh lebih mahal dari harga rumah Bungalow di Semenyih,
Andai kata jika anda bekerja di KL, anda perlu membuat keputusan sama ada ingin korbankan sedikit masa untuk perjalanan ke tempat kerja tetapi bayaran bulanan anda jauh lebih murah jika anda beli rumah di KL.
Jika anda memilih p**a untuk tinggal dekat dengan tempat kerja (dekat KL), anda perlu tahu, yang anda perlu korbankan wang untuk membayar ansuran bulanan pembiayaan perumahan anda.

Apakah yang dimaksudkan dengan Market Value Hartanah?
* Market Value hartanah adalah harga pasaran hartanah semasa yang telah ditetapkan oleh juru nilai harta tanah yang bertauliah. Pihak bank juga akan mengikut Market Value sebagai garis panduan untuk memberikan pinjaman kepada peminjam.
Bagaimana p**a jika hartanah dijual lebih mahal dari Market Value?
Selalunya pihak bank akan memberi pinjaman kepada pembeli sekitar 90% daripada harga jualan. Jika penjual ingin menjual hartanah mereka dengan harga yang lebih mahal, maka pihak pembeli perlu mengeluarkan wang sendiri bagi membayar lebihan wang atas market value (Maksudnya 10% baki dari harga pasaran + Baki dari beza Harga Jualan dan Harga Pasaran)
Pernah ke dengar Hartanah Below Market Value (Bawah Harga Pasaran)?
* Below Market Value adalah hartanah yang dijual lebih murah daripada harga pasaran semasa, ini bermaksud pembeli sudah membeli rumah dengan harga yang diskaun. Kebanyakkan pelabur hartanah akan membeli hartanah dibawah market value 20% - 50%.
