I recall my Youth Service days in Sokoto, a young man, fresh out of school, enjoying the drinks we could afford (lol) and unsure about the next steps.
In my uncertainty, I was sure of one thing, I will stand out wherever I found myself, through hard work and resilience.
I had always admired the banking profession, for one, I loved that the guys in the profession were always impeccably dressed⦠suspenders were a huge thing then, and I wanted to look like them.
A few years later, after my Masters, I saw the application for graduates with a minimum of 2:1 in All States Trust Bank, this aligned with what I wanted for my life, but my 2:2 grade did not make me qualified, still, I applied, because I identified what I wanted in life and I was going to work towards it. I put in my application and said βEven though I do not meet these requirements if you give me the chance, I will prove myselfβ. I got this job and spent every day proving myself and earning my luck in the bank.
Do it afraid and do it unsure! To the young ones out there, especially those who just passed out of NYSC yesterday, this is my message to you. The world needs your courage.

Three Simple Lessons Real Estate Investors should Learn from Magodo Shangisha Land debacle.
Real Estate is the best form of investment ever.
No doubt about that.
But doing it wrongly could cost you everything.
There was a supreme court judgment on the land since 2012, yet people are still buying it to date.
If not for the quick intervention of the Lagos State governor (which does not happen all the time, it would be a terrible mess for residents.
Please take note of the following...
1. Supreme Court judgment is the highest form of document on land and not Certificate of Occupancy known as CofO.
2. Don't buy your property by yourself, engage a Chartered Estate Surveyor and Valuer to help you.
3. It is better to spend a little on searches/investigations before buying a land or building than losing your hard-earned money on a controversial and disputed property.

The unfortunate incident of Monday 1st November 2021 remains painful to every Nigerian with human feelings. Whilst we pray God to comfort the bereaved families of those who lost their lives in the unfortunate incident we implore government and her agencies to be alive to her responsibilities to avoid a recurrence . Buildings can be replaced but no life has a duplicateβΌοΈ
Going forward I believe everyone particularly the professionals in the built environment have some lessons to learn from this sad incident.
As for the Estate Surveyor and Valuer below are some of the lessons that should be learnt if and when engaged in the off-plan marketing and management of this kind of project.
1. Do a thorough background check on the developer to confirm his or antecedent in development of similar project.
2. Investigate and ensure that the plans have all the necessary planning approvals from the Approval Authorities.
3.Do a background check on all the consultants listed as designers and supervisors of the project to establish their antecedent in similar projects.
4. Monitor to ensure that the project is executed in strict compliance to the design specifications. Where a deviation is noticed draw the attention of the developer to it in writing. If nothing is done about your observation(s) you can reconsider your business arrangement with the developer and inform your clients to get their deposits for the apartments refunded. It's not palatable to pay for what you didn't consume!
5. From your experience in building construction take notice of all the materials used for the project if they meet standards .
6. Ensure you do a routine visit to the site with a view to taking note of the mixture of the concrete and the quality of workmanship if they're not below acceptable standards.
7. Confirm if the project is covered by an insurance policy so that where and when circumstances as the one under review arise the depositors for the apartments can look forward to making claims for their money.

FIVE DOCUMENTS YOUR PROPERTY MUST HAVE TO AVOID DEMOLITION BY THE GOVERNMENT
Ownership of real property is to be supported by documentary evidence. There are five documents every property must have. If you do not have any of them, there is a need to discuss with a real estate consultant at your earliest convenience. They are:
1. PURCHASE RECEIPT: A purchase receipt is a written acknowledgement of the recipient of payment for a property. It may be required as an evidence of ownership or acquisition of property in certain circumstances.
2. A REGISTERED SURVEY PLAN: A survey plan is a diagram that describes the margin and precise dimension of a parcel of land. A surveyor is an expert who is concerned with the official assessment for evaluation and measurement of land. The survey is expected to be lodged (registered) at the Surveyor Generalβs office of the State in which the land is situated.
3. DEED OF ASSIGNMENT: A Deed of Assignment is a document that shows the new legal owner of the property; i.e. the property has been transferred from the seller to the buyer. It is a contract from the seller to assign his/her rights in the property to the buyer.
4. CERTIFICATE OF OCCUPANCY (C of O)/ REGISTERED GOVERNMENT TITLE: The C of O is a document evidencing your ownership of a particular portion of land for a specified period of time (usually 99 years for residential land). It is issued by the Governor of the State in which the property is situated.
5. APPROVED BUILDING PLAN: This is an endorsement to proceed with the construction or reconfiguration of a particular structure in a specific place, in accordance with the approved requirement. It is very essential that you ensure that the structure of the property corresponds with what is shown on the plans.
