*MONDAY MOTIVATION*

A Legend in the Thought Leadership Space has gone to heaven , Words cannot express how it feels , but let me leave you with some legendary Success rules , this great mentor of mine left us with, May his gentle soul rest in peace.

A New Realtor who recently just joined the business newly asked me how do I start the business from my Enugu Based how do I start my marketing and I had to bring this classic back and I sharing this again today.

*15 RULES OF SUCCESS OF DR UBONG KING*

These Success Rules are very relevant even in this Covid-19 Season and Crisis. There is need to adapt and evolve to changes that came about as a result of this disruption to the World Economy across the world affecting people 's personal economy and the way we do business day by day.

It was around December 2019. I first wrote this after attending an Ubong king Seminar but it is still useful till this day.

1. *POWER OF MENTORSHIP*

Mike Murdock a mentor of Ubong king told him about the power of decisions. He made a decision.

Ubong got tired of begging. He used to take okada from owode to VI.

He came out of Unical with a 3rd class degree extra he didn't go for Nysc but he has thousands of people working for him and retired at age of 44. When he got tired of making money.

Mike Murdock said Decisions make men.

If you are not ready to take decisions you cannot become.

In 2008 He said he cannot continue like this, he said needed to change things.

How he be asking Ali the Aboki To give him Geisha, bread. He got angry and made changes to make things better for his family.

2. *POWER OF A VISION AND TAKING IMMEDIATE DECISIONS*

He wrote on his wall on a Vision Board he wanted to make 100 Million NAIRA in one year.

And put this every where in his home. Until you see it in your eyes and your mind you cannot get it.

When a target is defined, direction appears.

You are where you are now because you are thinking small and just selling 1 plot of land šŸ˜ØšŸ˜ØšŸ˜ØšŸ˜±šŸ˜±.

Who selling 1 plot of land help?

Don't come and tell me you are selling just one plot of land of all land says Dr Ubong king.

3. *POWER OF PASSION AND TAKING MASSIVE ACTION ON IT*

When you start everything starts.

Ubong king started his company on his passion which was security. This passion and gift came as a result of his late father's death and he wanting to avenge the killer as a kid but the killer passed on that was how his passion came about.

Do it badly till you get it.

Nothing starts until you start.

4. *IT IS ALL ABOUT YOUR THINKATION NOT YOUR LOCATION.*

You don't need an office to start a business. Start from the bedroom.

From bedroom to the boardroom.

Stop talking to poor people it is a waste of executive time. Talking to people who are higher than you will make you go on a higher level. You cannot be having an okada as a best friend.

Dr Ubong King started from his bedroom. He began to study , he went on LinkedIn. LinkedIn began to show him about his passion on martime security in combating piracy in west Africa.

He registered there. He was always putting his mouth in conversations in his area of Passion and connecting with people.

From Nigeria online he got an offer to do Mombasa and Djibouti and he accepted the challenge he can do it.

The only way to get out of trouble is to get out of trouble.

Until you get angry you you won't change.

You that realtor complaining of living on Mainland or outside lagos.

There are several realtors who live in Abuja , Edo , Akure making Sales some people who live in lagos or island besides real estate companies offices struggle to make. It is your thinkation not your location. Your skills and high income skills you possess that are universal not about location.

5. *TEAM WORK AND PARTNERSHIP IS BETTER THAN ONE MAN WORK.*

Partnership works Ubong king connected with people that knew what they did experts. He connected the man who could do the work of 150k dollars and they transferred the money. He saw an alert and he got his own his 10% commission.

2.25 Million Million Naira.

And he got an additional 50k dollars and about 9.5 Million NAIRA.

You don't need money to start a business. You need brokerage , look for someone that has the money , someone that needs the land and collect the money your Commission.

You need contacts to make money not money to make money.

Connect the dots , stop thinking poor you need to get angry with poverty.

6. *DEFINE YOUR TARGET*

Define where you are going first and your target will connect you to your association.

When you define target first , direction will appear.

If you are going to port harcourt you have no business with someone going to Abuja.

Define your target to avoid distraction and going round in circles.

Focus is inevitable when you have a target.

7. *KNOW YOUR CUSTOMERS*

When you define your target you know who are your customers.

You are not going to everyone you are going to specific people.

When you sell a shoe for 150k you have no business with people that needs shoes for 5000 naira.

Who are your customers. Specify them who are they?
Where do they live ? Is it Bola a bank Manager who drives a car and lives in lekki not the cleaners in the bank.

Define your customers based on your target you know where to meet them.

When he understood that in 3 months Ubong made 150 Million NAIRA.

Study your market and position your self to meet your target.

Poor men don't study their target and their market.

8. *HUNGER IS THE GIFT OF GOD TO MAN*

Until a man gets hungry he won't look for food. Ubong king 's mindset was to buy a boat of $600,000 and he had not yet had the money initially.

9. *IF YOU CANNOT SELL YOU CANNOT BE RICH*

If you cannot talk to strangers. You cannot talk to people and you cannot sell you cannot be rich.

Your Poverty is tied your SHYNESS.

You must learn to pe*****te the stranger your money is in the hands of the strangers.

Learn to talk to them and connect with them.

10. *EAGLE MENTALITY VS VULTURE MENTALITY*

The differences between Eagle and the vulture is their appetite.

Two cousins from the same house but they eat something different.

A Vulture doesn't kill food that it eats it waits for the animal to sick and ready to die.

Vultures avoid working but wait for food.

If you have to wait for someone to approve for money to be given to you every 30 days either salary or commission you are suffering from VULTURE MENTALITY.

EAGLES don't wait , EAGLES take charge and kill their food. Eagle take charge.

An Eagle has the ability to live for 70 years it symbolises energy , strength and vision.

An Eagle lives first for 40 years but must take a decision if it wants to live for 30 years there is a ritual it must take.

It is either it dies in the winter and dies at age 40 or it goes through a rebirth process of going into the mountain to hide. When it stays it has smash its old beak on the wall. It will cost you pain.

Sometimes you may not sell a house or land but this is a rebirth process just like the eagle goes through.

The Eagle waits for the regrowth of the beak , it's talons and new wings and cannot eat blood and flesh.

11. *PAIN IS THE DOWN PAYMENT FOR GAIN*

There is no general without a scar. There are scars that they carry. Success cost something.

Whenever you see a glory ask for the story.

Follow the story.

12. *UBONG KING STORY*

A 3rd class degree graduate from Unical who didn't do NYSC.

He was looked at a failure. His father died at the age of 39. His father didn't tell him about the pains , the sacrifice of business , how he put food on the table to feed the family.

Nothing about women.

When fathers keep quite their children becomes irresponsible tommorrow. Start talking to your kids and family.

He was scotting when he came to Lagos mayegun and moved to bariga. He moved to owode and knew it was his responsibility to put food on the table.

Poverty can be passed from generation to generation when the parents don't teach the kids about money.

Sarah Ubong King bought property at age 7 due to support of her father. What legacy are you teaching your kids.

If you fail to run the race of dignity you will be someone's entertainment tommorrow.

13. *LION MENTALITY*

A Lion is not the biggest animal in the forest. A Lion is not the smartest animal in the forest, a Cheetah is , the lion is not the biggest or heaviest animal. YOUR ACADEMICS is not a guarantee for success.

The lion didn't pass all the test for the best in height, tallest or heaviest.

It is by your hunger not your first class or 2nd class.

14. *BUSINESS IS WAR TREAT IT AS SUCH*

Your shoe, Your suit, Your perfume is your weapon , your tie and your dressing is your weapon.

When you go for training you build your confidence and inspiration.

You must find a way to get your ideas on paper and write your goals, thoughts and creative ideas on the board via mind mapping.

Work life balance , time management and things you need. The shortest pencil is bigger than the biggest memory.

BUDGETING FOR BUSINESS OWNERS

As business owners, we sometimes struggle with our finances because our income can be very irregular. Budgeting becomes a hassle because we donā€™t know how to budget for an uncertain amount.

Hereā€™s how to take control of your finances as a solo entrepreneur. These are things I do that help me manage my finances:

1. Pay yourself a salary. Pay yourself minimum wage. Just enough to cover your needs and a little extra for wants. Remember, needs are things that you cannot do without. Rent, bills, food, transportation. Wants are things you can afford to do without. Eating out, ordering food, buying new clothes, entertainment and recreation. Know your wants vs needs.

2. Budget anyway. Use what I call the Reverse Budget Psychology. Donā€™t wait till you have the money before you budget where you want your funds to go to. They must go to serious things like investments, school fees, a new laptop, house rent, vacation and emergency fund. Set a budget for these and decide on how much you want to allocate to each of these budget buckets. Get my printable savings chart to help you budget and save. 3. Your total budget will determine how much you must earn at a minimum every month. If your salary and all these other money buckets you budget for yourself adds up to $3,500 per month, then you know that you must not earn below $3,500 per month. Your financial plans will help you get serious and keep sight of your business and drive your efforts in your marketing plan.

4. Have a vision board of all of these things you have budgeted for, coming true. Have a picture of your investment account statement with your complete investment figure reached, that new car, your new house, children in that better school, or that holiday destination. Take a picture on your phone and set it as your screensaver. Let is serve as a reminder whenever you want to buy that suya or that new wig or shoe.

5. Set reminders on your calendar to save. Have one income account, one salary account and multiple accounts for these different savings. Always Zero your income account. I have at least 10 accounts for different things. My money does not mix. That way I can keep track of the progress of my different budgets.

6. Keep track of your income and expenses. I mean every single penny that comes into your account or leaves it. I have been writing down my income and expenses by hand since 2017, down to the last kobo. I can tell you exactly how much I make and spend each month.

This helps me keep track of where Iā€™m overspending and what areas need attention.
You can track yours using an excel sheet or a budgeting app. Iā€™m old school. I do mine by hand before plugging into a spreadsheet every quarter.

7. This is my rule of broke: If thereā€™s money in my income account, it means thereā€™s money to spend or waste. I strive to be ā€œbrokeā€ all the time. Being broke is not a bad thing. It doesnā€™t mean Iā€™m poor. It just means I donā€™t have money for unnecessary spending.

As money comes in, I immediately transfer it to one or more of my budget buckets and track it with my printed savings chart. That way, I will always stay ā€œbrokeā€. You cannot borrow people money or spend out of your income account. You can only spend out of your salary account.

8. If you finish your salary before the middle of the month, you cannot touch your other accounts. In fact, do not have Debit cards or bank apps or even register for USSD on those accounts except your salary account which should be the only account you spend out of.

9. As you hit each savings goal, set bigger ones. Level up and force yourself into an uncomfortable position where you have to earn more in order to save more.

Trust me, thereā€™s no feeling like the feeling of having money saved for investments and major expenses. That feeling of self-assurance is something everyone must strive to have and keep.

SET FIRE TO YOUR BRIDGES
We all know the phrase, "To move forward in life, you have to burn your bridges" but many people don't know how that phrase came to be.
During wars, soldiers would burn a bridge after crossing it to prevent their enemies from attacking. It also meant that the soldiers themselves would have no means of returning to where they came from.

It therefore meant that they had no other option than to advance and conquer or surrender and be killed in battle. There was no chance of retreat. Burning bridges gave soldiers the motivation to advance forward because any chance at hope was gone.

The same applies to life. A bridge is often times a connection to your past or to your comfort zone. When you advance and the going gets tough, you simply turn around, retreat and cross that bridge back to where you came from. As long as that bridge is still erect, you truly do not advance in life.

That bridge could be hurt and trauma from your past, the fear of failure or the unknown, keeping you paralysed. It could be your feelings of unworthiness and low self esteem.

It could also be your parent's money, your spouse's money, your cushy, comfortable life, and sometimes, even a plan B or plan C. While these things are good, they may end up holding you back from truly reaching your highest potential.

Now, I want you to take these last examples with a grain of salt. If these examples are your ONLY option for now, apply wisdom. Don't say "VC said we should burn our bridges". Apply wisdom.

However, if you know deep inside of you, that you have the potential for so much more, but you're still tethered to your comfort zone, it's time to burn that bridge.

Sometimes, burning that bridge means taking a leap of faith without the parachute or safety net. Sometimes burning that bridge means trying something new, with the possibility of failing at it. Sometimes it means taking the bull by the horn without any experience in bull fighting.

At some point or the other, you're going to have to burn that bridge if you truly want to achieve the results you see others achieving. You're going to have to burn that bridge and walk that lonely road if you truly want to discover the world that lies ahead.

Nobody who achieved anything great, ever looked back. They simply set fire to their bridges with no regret, and kept advancing, just like the soldiers of old. Your greatness lies on the other side of the bridge you're too scared to cross. Will you burn it?

Stay young - stay fit

Maybe you have been ageing faster than you thought or ever imagined. Maybe you have been getting embarrassed because of your shape and body. You badly want to stay fit and be in shape but these things are hurting your chances.

To stay young and fit, you must drink a lot of water and mind your business. Yes, minding your business helps you put an end to unproductive activities stealing your time away.

Do well to eat right and exercise as much as possible. You want to ensure you follow a routine and exercise your body. Ensure to engage in more mental exercise that helps you make the right decision.

Cut down on your stress. Commuting to work daily and spending about 6 hours in traffic congestion is not the way to go to stay young and keep fit. Live closer to your workplace and avoid unnecessary traffic congestion while giving yourself peace of mind.
