There are some changes coming!!

Hello from Team Greenlight,

We are sending this notice out to let our clients know about an exciting change within Greenlight - mortgages & insurances and to give an update on the current market.

Noel (me):

Just so you know (please don’t fall out of your chairs) but I am now closer to 65 years young than to 55 years young. And yes I have been thinking long and hard about my future and the future of Greenlight. Wendy has been an important and integral part of my long term thinking long term succession planning.

Over the last four - five years as clients of mine you would have been having much more “day to day” interaction with Wendy as opposed to me. This was a conscious plan of attack and effort on my part as I wanted you all to get to know Wendy and to work with her. She relly is out of the top drawer isn't she.

It is with a level of excitement but tinged sadness that I announce to you all today that Greenlight- mortgages & insurances has been sold effective 31st July 2023. Greenlight will be 100% owned by Wendy Sheehan - WSFS (2020) Limited t/a Greenlight- mortgages & insurances. Wendy often being referred to by me as my 2iC- right hand lassie, well the roles are about to change. Wendy will now be my new boss, hopefully she is not too hard on me lol.

Wendy has most certainly earned this opportunity and she is grabbing it with both hands. I know she is very excited about taking charge and working with you all and me going forward.

You are not shot of me just yet. I have agreed to stay on with Wendy for the next 12- 18- 24 months from date of sale but my job title will be changing from Business Owner to Business Partner.

I will still be actively writing business in my role as an accredited and NZQA qualified mortgage and insurance adviser and providing our clients with the same high quality advice and service. I hope you can all join with me in congratulating Wendy in her new role/journey/business opportunity.

The Market:

Team Greenlight - Wendy and I are not economists far from it. But the harsh reality is that there is not one bank economist and or independent economist who has picked it 100% accurately and or right in the last three years- pre and or post covid.

I was talking to an economist a few years back and this is what he said to me: “Noel if the news is good I talk about the present- if the new is not good I talk about the trends over the last 10- 15 years”. The key message is that the markets (all markets) are cyclical - what goes up will come down and vice versa.

It is Team Greenlights view that in 12- 18 months time, interest rates will start to slowly fall, pull back and house prices will start to track upwards again and the list to sell days will shorten. So there you have it, it is still a good time to buy, it is still a good time to upgrade, it is still a good time to invest. Team Greenlight- Wendy and I are here to help out, all you need do is ask !

HR- recruitment:

The next challenge for Team Greenlight, Wendy and I is we need to recruit another mortgage adviser and we also need somebody with high end administration skills as we really do need some admin/PA support so that we can continue to focus our energies on growing the Greenlight brand, growing the wider business.

Both roles will be “operate from home” roles, remote, flexible hours and you will have ongoing access to myself and Wendy for your T & D - training and development needs We are not interested in bean counters or paper pushers, we are looking for sale support.

Greenlight - Noel and Wendy extend our heartfelt sympathies to those of you have been affected by this event.

We are here to help
We are all shocked and saddened by the events of last week, it was absolutely devastating to see so much destruction, so many homes destroyed and so many people affected by this horrifying event.

Noel and myself would like to extend our condolences to those who may have lost family and or friends, those who have been misplaced and those who's lives have been turned up side down.

The assistance from the local communities, businesses and other towns and cities has been amazing and really drives home the caring nature of New Zealanders and makes us all proud to be Kiwis.

We understand that a lot of clients may be going through some very tough times and worrying about paying your Mortgage and Insurances may be very low on this list.

The insurance companies and lenders have all advised of support packages they have put in place to assist during this time.

Please if you are in need of support - Please contact Noel or myself and allow us to do what we do best - help remove the stress at an already stressful time.

1. Please DO NOT be led into the pit of despair by all the negativity around the place at the moment.

2. A lot of it generated by the financial commentators and the world renown crystal ball gazers often referred to as the economists +++ don’t forget the “transformational” Labour government- Jacinda and her Jacinda- ites none of what they have done has caused any of this- pigs fed ready to fly………………………………...

3. But explain to me after the multi- billion dollar profits that the BIG boy banks declared this year. If the OCR moves up by another 0.75% (and it is going to)- then why do the banks have to move their housing IR’s up by the same percentage. Words like greed- profit gouging spring to mind.

4. Grant Robertson the M*F is happy with that because he thinks- he feels that New Zealand needs a strong banking sector but not so the $140M profit over about 10,000 groceries stores- the Countdown, New World, 4 Squares and Pack in Save- he is anti that isn’t he- go figure!!!

FIRST HOME LOAN - how this could help You to purchase your first home !!!!

The Government has made some positive changes to Kainga Ora's First Home Loan and the First Home Grant.

First - what is the First Home Loan ?

The First Home Loan scheme has been designed to help eligible first home buyers buy a first home with as little as 5 per cent deposit. (income caps and lender requirements apply)

These changes will make it easier for a lot of First Home Buyers to purchase their first home.

The main change has been the removal of Price Caps across the whole of New Zealand. Previously in Central Hawkes Bay to buy under the First Home Loan Scheme the maximum Purchase Price was $400,000 which we know was near impossible to find a home within this range, in Napier and Hastings this was set a little higher at $525,000. These caps have now been removed which has given First Home buyers much broader options.

There has also been a change to the First Home Grant - Provided you’ve been contributing to KiwiSaver for at least three years, you may be eligible to receive up to $10,000 per applicant under the First Home Grant to use towards buying a new build or existing home, up to the value of the house price caps in your region. The house cap in Napier and Hastings has increased to $825,000 and Central Hawkes Bay has increased to $500,000.

There has also been changes to the Income Caps as follows:
Maximum income of $95,000 for a single applicant
Maximum income of $150,000 for a single applicant with 1 or more dependants
Maximum income of $150,000 for combined income for 2 or more buyers regardless of dependants

So if you have been waiting to purchase your first home and have at least 5% deposit saved (this can be your KiwiSaver) then get in touch and receive appropriate advice and guidance throughout this process.

'Particularly vulnerable': Reserve Bank warns of larger housing correction 04/05/2022

Surely if FHB- first home buyers who have bought their first homes in the last one- two- three years with so called "low equity" are most at risk if house prices decline- fall. Surely they are only at risk if they decide to sell up???

My advice to that audience and we have a lot of clients like that within our Greenlight client base. My advice is to hunker down- tighten the belt- cut back the non - essential/ discretionary spending and keep your loan repayments up to date and current.

But heh Wendy and I as accredited and qualified mortgage- insurance advisers what would we know??? I am not an economist and or the Reserve Bank governor- read and enjoy this slanted article (my view anyways)......................................

A quick update from Noel & Wendy at Greenlight

The 2021- 2022 financial year is almost at an end- the 31st is fast approaching.

Wendy and I have had a very busy but productive year. A number of you (our valued clients) really do see the value of our “Tailored Financial Coaching”. A number of you are reaping the clear FAB’s- features, advantages and benefits of channelling your income through your Revolving “day to day” Transactional Account and meeting most of your personal expenses via your credit card but the biggie- you are clearing your credit card balance monthly.

Greenlights CORE Services

1. First home buyers- helping clients into their first homes.
2. Second and third home buyers, trading up or trading down.
3. Investors- helping our clients into residential rental investment property.
4. Refinancing- we do a lot of good work in this space. Fundamentally we compare what the client currently has and with whom (the lending provider) versus what you could have via us via our “Tailored Financial Coaching”. We share with you what the banks do not share with you and what most Mortgage Advisers are oblivious of. Our 100% focus is helping our clients extinguish their home loan debt but without compromising their lifestyles.
5. Risk Insurance - Personal Life, Health, Income Protection and Trauma Insurances. Often we are finding what a client currently has is 100% inappropriate and that it has not been reviewed for 5- 10 years. Did you know that in New Zealand 50%- 55% of New Zealanders are either not insured and or are inadequately insured ?

Did you know that 95% of all of our new business comes from client referral. If we move our clients from “client” status to “advocate” status they refer their friends, their family, their work mates to us and they only do that if they are happy with what we are doing for them.

Wendy and I were talking about our client base, the “mix and match” of same the other day. I asked Wendy if she knew the theory about fishing and why when four blokes are out at sea fishing (a boys big day out) and one of the guys hooks up a 15 lb snapper, did she know why the other three blokes get so excited, do you know why - do you know the answer???

I will tell you why, I will tell you the answer. Big snapper do not swim around with little snapper, hence the term “schools”. Sales theory 101, if a client refers to Greenlight, to Wendy or I, they never never never refer down, they will refer up and they will refer across. Tradies hang around with tradies, professional hang around with professionals, teachers is a classic example of that as are mechanics.

How can you help Greenlight grow ?

So here is my request

I would like everyone of you- our valued clients (that is 300 clients) I would like you to refer at least one client- one couple to Wendy or I before 30 April 2022.

I guarantee you that these potential new clients referred to Greenlight will thank you big time for when you (and Greenlight) save them $200,000- $300,000 in interest costs. I am going to put my neck out and speak for the ENTIRE Team @ Greenlight- mortgages & insurances.

Wendy and my work life balance is about right. We talk to each other most days and we are in supporting each other mode all the time- we are a GREAT Team- she is a wee cracker!!!

Wendy and I both place family above work and closely in behind that we place value and priority on you good folk as our clients and looking after your financial needs. You are indeed the life blood of our financial services business.

The bar re industry and academic qualification has been raised and the need to do the study was clearly flagged to the adviser network three- four years ago. We know a number of advisers both inside and outside of the wider Hawke's Bay have not completed and or even started their studies and they have until 15 March 2023 to do that. If they do not do that they cannot operate so yes the pressure is on them and I mean BIG time to complete. Perhaps that and the CCCFA Act 2020 and the flow on's impacts from that legislation is pushing their stress levels skyward for some- perhaps???

Mental health and wellbeing is never to be watered down it is a serious topic. What I have learned over time is that regular exercise (for me walking and golf)- healthy food- healthy sleep, low intake of alcohol- no recreational drugs, lots of variety in your life- spending time with your kids (young and or old), surrounding yourself with positive people- friends- clients. Keeping the misery gut's out of your life and that then goes a long long long way to contentment- happiness- the right work- life balance.

Re industry qualifications- both Wendy and I have our NZQA qualifications so that means that when you come to us you are getting our 100% focus and our attention- we are not distracted and concerning ourselves about the overdue assignment due in the coming weekend.

For us to attain our NZCFS level 5- CORE, Residential Lending & Life Health has been a huge time commitment (weekends- family time)- about six months of extramural study per paper but it is done - it is dusted- we move on.

Read the article below and be very very very rest assured that Team Greenlight - Wendy and Noel are not in burn out mode as that would do us no good, no good for our family and friends and no good for you as our clients- read and enjoy and comment if you so wish.

I thought hard working Kiwi's of which most of our clients are- in particular business owners- may find this article of real interest and also those that don't like hard graft- hard mahe- or like to pay their own way- work........................ I vote catcher funded by small business and ALL of the employed- OMG but at least the borders are opening up......................................


Dear Supporter,
So much for "no new taxes"
This morning Grant Robertson unveiled a brand new tax on employment, to fund so-called "unemployment insurance".
The "insurance" is essentially a pumped-up benefit. Labour wants to pay a massive 80 percent of prior income – up to $1820 a week – to those who become unemployed.

Needless to say, that is far, far more generous than existing benefits, and creates a perverse incentive to be made redundant, and to put off finding a job.
Why bother finding work when you can take a six month holiday on nearly full pay, courtesy of the taxpayer?
This policy is a productivity killer, and will increase unemployment. If you tax workers more, and then pay them more to not work, you’ll inevitably see fewer people working and more unemployed.
And the payouts don't come cheap: two 1.39% levies on the worker and employer will effectively stack together as a 2.78% tax on income – an extra $1,580 per year for someone on the average wage.
The tax is especially unfair on the responsible hard workers with stable careers and happy employers. They’ll pay the tax but may not ever get the payouts.
We can stop this
We need your support to ensure Grant Robertson's new tax turns into an election-losing issue for Labour.
In November we commissioned independent polling from Curia Market Research that asked respondents: Would you be happy to pay $1,000 a year more in income tax in return for a compulsory unemployment insurance scheme which would see someone made redundant receive 80% of their old salary for six months?
Only 31% supported the proposal, versus 42% opposed.
The Government will soon open a period of consultation on the scheme. With 165,000 subscribed supporters, we will swamp the select committee with submissions against the new tax, denying the Government the opportunity to claim public support.
And if the Government pushes ahead, we will ensure Labour is hounded during the election year over its failure to keep the "no new taxes" promise.

This is what Leanne aka Mrs H and I did for three- four days this last week.

If you like the great outdoors- if you like undisturbed native bush and bird life and if you like to tramp in a group of no more than 10- 11 this is amazing. The owners Iain & Rebecca Durry aka mine host are- were terrific.

Do I- would I recommend the Kawakawa Station walk- tramp- yes I would.
