It's a wet morning here in Taupo (pic taken today) and we are pleased we completed three appraisals for vendors earlier this week. The rain reminds us that this is the perfect weather to view an open home. Why? Because you will soon discover any obvious faults with the property such as leaks, gutters, water-logging, access, etc. However, if you are serious about a property and want to make an offer, make sure you include a property inspection. We sold a property worth around $1m recently and the buyer said, "It looks pretty good, so I won't need an inspection." I replied, "You would get a car inspected that cost just a small fraction of this home, so I recommend you do get it checked out."

An Ideal House #6 - Great storage. Everyone needs storage and the more the better. There is no easier way to add abundant, accessible storage than with wall-mounted shelving made from metal standards, adjustable brackets and ready-made shelves. This type of easy-to-install system is ideal for a garage space, kid's room, home office, laundry room, walk-in closet, pantry or virtually any room in the house. And this can be done for a reasonable cost (think Bunnings brackets and recycled hardwood shelving for a solid feel and textures - e.g. 225mm wide oak flooring). For bespoke wardrobe space, consider using plywood for strength and shelving. Metal shelving works well in the garage.

An Ideal House #5: This is the one you can't see - insulation. Especially in Taupo, the more insulation the better. And, equally important is orientation to the natural insulation of sunshine. South-facing homes are difficult and more expensive to heat than north-facing ones and, from our experience, or more difficult to sell, especially in winter. South-facing homes may see a price reduction of around 10% as a result, and take longer to sell. Some buyers believe that double-glazing will overcome any heat issues, but that is simply not true. When buying, check on the quality of the double glazing and what warranties it has (most are only 10 years). My personal preference is single glazing with a north-facing home, rather than double-glazing with a south-facing home.

In terms of home value, outdoor living areas, such as patios and decks, have a high desirability factor with home buyers, and cost a fraction to install compared to enclosed, year-round spaces. In fact, if you add a patio or deck to your home, you can expect to get back more than 100% of your investment. So, if you can create indoor-outdoor flow it is well worth it. What's an ideal house #3? A northern exposure has many benefits - e.g. In winter, north-facing windows let in sunlight that converts to free heat. If you have exposed concrete or pavers that pick up the winter sun, then they act as a heat sink after dark and help warm your home. In the summertime, if you plant trees against northern windows, your house will stay cooler. A northerly aspect also acts as a mood-enhancer that will chase away the winter blues. North-facing roofs are great for installing solar panels. PS: my grandmother used to sit in the sun-soaked lounge at home and lived to ripe-old age of 100. Perhaps she knew the secret of north-facing windows :-).
