SOLD SOLD SOLD another one under the hammer 🔨💥✅
I can't wait to see what happens when the new owners polish this diamond!
Sold tenanted, and the home had seen better days, so there was some navigation to be done.
Like I always say, there's still cash around. You just need to find it!
The buyers and sellers were excellent, which helped expedite the process ✅
I really felt like something was missing on the wall of my man cave. Do I need another poster, mirror or...
Then it clicked 💡 A bike will fill that space perfectly 😄
Here are a few before, after, and in-between photos.
I purchased this building run down as all hell. It has now been fully renovated and earthquake strengthened and is now home to two great businesses. A juice bar and barbers 🍓 🍒 ✂️
For those who like numbers like me, the property now nets about 7% Yeaaaaaaah, net, not gross! 😄 You heard me ✅
For those wanting to give a commercial property a crack, it's well worth it; just a warning know your numbers, especially if you need to do earthquake upgrades.
A bit of a tidy-up I have done with a few mates lately has kept me pretty busy over the last couple of months.
From replacing rotten fences and weatherboards, concrete areas, and a complete repaint, including painting out the old orange joinery!
Here are a few before, after, and in-between shots! 📷
✅
After having a few "do up's," it was a nice change to get to the other end of it.
A fully renovated beauty in Papamoa, a short stroll to the beach ☀️ 🙌🐕🏄♂️🏏
Sold sold sold ✅
Another one has gone under the hammer cash unconditional 🔨
With this property being sold fully tenanted and the vendor living in Australia, there was a bit of navigating to get this away...
It's funny what a water blast and a bit of paint can do to a house fence or even a halfpipe!
It's usually always worth the effort, and for the dollars put into the extra made, it's a no-brainer.
Sold!
I love an old original Beazley-built Mountie, and oddly enough, I used to own the neighbouring property, which was also a brick Beazley build.
This home was due some love but still had strong bones. What potential for the new owner being a 120 sq home on a 784 m2 site 💥
With multiple parties involved and some being out of this country, it wasn't the easiest one to get away, but we got it done and sold unconditionally under the hammer!
Even in this market, there's cash out there if you look hard enough.
We had excellent vendors on, which was a longtime family, and ecstatic purchasers ready to roll their sleeves to do some work up moving forward 🔨
Something I've always felt uncomfortable with believe it or not, is public speaking.
Even though this is a small group, and I've spoken in front of a lot larger groups, I like forcing myself to do it and enjoy it once I get over the nerves.
Plus, I love the coaching side of things.
Even though I may have some striking rhetoric, my back is still buggered. Hence the photo of me rolling on the ground! 😄
I've just finished reading 50 Cents book "Hustle Harder, Hustle Smarter."
I've always liked 50 cent & his music but for those who think he's "just a rapper," I suggest you read his book. The man is a beast in business!
And he's friends with best-selling authors like Robert Greene and actors like Mark Wahlberg and Robert De Niro.
The book has loads of pragmatic advice and was entertaining as hell so I flew through it; I highly recommend reading it.
Even though the markets slow, we got this one away quickly!
We had a great action plan we implemented and it got the job done!
The icing on the cake was the excellent vendors and purchasers involved in this deal.
Deceased Estate Sale – Land Bank, Renovate or TNT, and Detonate!
Whether you bring the surveyor, paintbrush, or TNT stick is up to you!
Following strict instructions from the executor and family, there is one certainty moving forward: this property will see a big red sold sticker shortly.
Here lies a unique chance to purchase a sizeable parcel of land in Tauranga’s most exclusive beachside suburb. Offering a 784 m2 plot of land with a solid three bedroom 120 m2 brick home and sizeable external shed, the options are plentiful.
Some possible value add options are
-Renovate the home, and have a large section which is getting hard to find in the Mount
-Renovate the outside shed, possibly turn it into extra accommodation or a man cave
-Land bank and rent the existing home to get income in the interim
-Detonate the property as it will be sold vacant and start developments ASAP
Other notable benefits are
-Great location and community
-Top schools close by
-Omanu beach is a 4-minute drive
-Close to all amenities, cafes, and restaurants
Remember the Looney Tunes cartoons from when you were little? You know the one with the Road Runner and Wile Coyote, who always tried to blow up the Road Runner with TNT?
There’s a chance here to catch yourself a bargain by being Wile like a coyote, but don’t hold on to that TNT stick too long, or the last thing you will hear before you blow up is the Road Runner speed past with keys to 580 Maunganui Rd…

It wasn't easy, but we did it by grinding it out; another sold!
The market has slowed up, but as always, there's always someone wanting to buy and someone wanting to sell.
And if you can achieve a great sale price now, there's a lot of opportunity come buying time in the current market.
I often get asked why so many people, some smart make such bad decisions regarding money.
So that, coupled with the fact I haven't ranted on much lately, makes me think I must be due one! 😄
Growing up, many assume that people with big titles like MBA or Ph.D. are the smartest of all.
We are often disappointed.
Maybe it's because life is a combination of BOTH 'art and science'...
Making money takes BOTH book smarts and street smarts.
Nobel Prize-winning economist Richard Thaler, whose book "Nudge" is also in my top 10 reads, explains how classic economics is based on a false premise - that humans are rational and make non-emotional choices with their money.
He says humans should not be understood as rational actors but instead as a species easily fooled into making bad, emotional choices with their money.
If you have been reading my stuff, you might realise this is a lot like the "25 Cognitive Biases of the human brain" that I've been talking about for years.
Here are a couple of examples of behavioral biases in our brains:
1. "Roughly speaking, losses hurt about twice as much as gains make you feel good."
If you go to Vegas and bet $100 bucks and turn it into $10,000 early in the night and then lose half of it later, you will be depressed. Your brain is fooled and forgets that you actually made almost $5,000 in profit.
2. Shoppers are addicted to the emotional thrill of coupons even if they realise that the retailer probably just raised the prices (which logically means the shopper isn't really saving any money).
In conclusion, what does this all mean? Don't trust the economists you see on TV?
Maybe, but more importantly, learn to rise above your animal instincts to rise above the masses when it comes to making and spending your money.

Were you the one who could hit one out of the Park to get the home run? I know I struggled… but here at 93 Ballintoy Park Drive, you have the chance to be the hero that hits the winning home run everyone remembers!
More and more people these days are yearning towards a country feel, where you don't feel cramped in by neighbours. But, still, contradictory to that, they want the convenience of amenities and a cappuccino close by; usually, there's a compromise on one or the other. But luckily, that is not the case here.
As the street name preludes, you certainly feel like you're in a park-like setting as you walk up the driveway to the home, which is set back on a large elevated site. From the living and decking areas with a beer or wine in hand, you will look out across rural views of farmland and get amazing sunsets that will close out most of your days with a bit of nature's magic.
As you walk through the door, you will fall in love with this tastefully well thought out 2010s built home.
The current owner has thoughtfully built the home to showcase the rural views and encapsulate modern indoor-outdoor flow. Beautiful and sunny, perfect for family BBQs or entertaining friends and guests. Three bedrooms, two bathrooms, a large section, plus a double garage complete the package to make this quintessential Kiwi home.
Other features include:
-A new heat pump in the lounge
-Plumbing ready to go/set in the wall if you want to add a bath in the main bathroom
-Contemporary colours inside to enhance the light throughout and externally to give that warm feeling of yesteryear
-The master bedroom has its own slider door, deck, ensuite and walk-in wardrobe
So don't take too long to step to the home plate to take a swing because if you wait too long, someone else will be the hero who hits one out of the Park and wins the game here.

"The extra mile is never crowded."
I know some of my friends, for some strange reason, partially enjoy my rants. So here is a semi-motivational one, as it's been a while...
Whether hiking backcountry to find better snow (hint, you will), doing that extra set in the gym, or reading that business book to level up.
You will find the further you push, the less ordinary people will hang in there. They will give up and then probably end up talking s**t about you, about how your weird crazy or don't have balance in your life or something along those lines. The worst thing is this is often so-called friends or family.
Usually, that's just them pushing their own insecurities on you. Please don't give up; their voices will eventually be snubbed out with your success. And their bench-warming claim to fame will be telling a story to someone about how they're your mate.
If you want something, go get it! Go that extra mile many speak of, but few ever arrive at!
Rant over, Brent out!

Mount Ruapehu, the closing day of the season...
Here is my dear John letter to you.
Dear Maunga, even though it's been a challenging season and your snow has receded much further than it should of (much like my own hairline) 😄
I will always support you, bald or not. See you next season, my old friend.
Even though this was six months ago, I want to do a big shout-out to everyone who helped put on this umu for my birthday and showed up for a visit/beer. Much love!
Another year older, wiser, on the other hand, the jury's still out! 😄🤙
Sick of hearing negative talk in the news and from people in general read on!
The above is half the reason I try to limit social media to 5 minutes a day, coupled with it being an unproductive dopamine highjacker.
Always remember, with anything in life, if you aren't sure who the sucker is, you are the sucker.
Here's what the Oracle of Omaha says about the current economy. 'Every decade or so, dark clouds will fill the economic skies, and they will briefly rain gold" Warren Buffet.
He then goes on to say…
“When downpours of that sort occur, it's imperative that we rush outdoors carrying washtubs, not teaspoons!”
Lemme explain. Over the last 2.5 years, a little invisible beast has been wreaking havoc on our world.
Panic led to lockdowns. Lockdowns led to stimulus. Stimulus has led to inflation. Inflation has led to rate rises and monetary tightening.
Tightening leads to a recession. The stimulus cheques weren’t free. And the bill is coming due.
Now, look. Let me be clear. I’m not saying that NONE of that should have happened.
I’m simply saying that this is where we’re at, regardless of whether we like it.
And there is no point in sitting around and not controlling what you can control…
To emerge from the coming recession stronger, run outdoors carrying washtubs to collect the gold. What gold? Well, to quote buffet twice in one email…
"be fearful when others are greedy and greedy only when others are fearful."
And now is the time to prepare yourself both mentally and financially…
To act fast when opportunities present themselves. Because they’re about to be plentiful.
I have recently just sold a business to a friend of mine.
I am currently looking to buy another commercial building with another friend of mine and then put a business in that building, also.
I have also done a future residential home deal with another friend.
Bears still s**t in the woods, and the sun rises daily. My point is don't be reckless, be prudent, take a calculated risk then get on with it.
Ignore the Tall Poppy heroes and armchair warriors who often know f all! Don't ever take advice from someone who hasn't done it!
How profoundly true is this?
It's also kind of sad...
Don't let this be you!
💥 SOLD 🎉 1209 Pap Beach Rd 🔥
Another one buys the dust!
This is one of the trickiest deals I've been involved in. But we got there in the end.
With happy purchasers and ecstatic sellers, everyone won!
It must be champagne o'clock 🍾 for all parties involved (me included) 😄
On to the next ✅
🌟 21 Twenty-First Ave is SOLD 🎉
Yes, we still sell houses 🏠 it has just got a bit tougher, but rough seas make good sailors, not calm ones.
In a changing and challenging market, it was essential to pull out all stops to stand out from the crowd, including staging with an eye-catching style. A staggering 40 groups came through the door, and it wasn't long before a conditional contract was in place.
When this contract fell over, we worked with the vendor to help them understand the market shift, strategised, reinvented the marketing and left no stone unturned in our pursuit to find the right buyer.
Within five days, we received multiple offers and are happy to say the winner was a first home buyer!!!
Special thanks to our fantastic vendor for your understanding and trust in the process. Super congratulations to our purchaser Jared on securing your first home. 👏🎉🍾🥂 🏡

HAVEN ON EARTH
5 🛌 2🛀 2+ 🚗
25b Haven Grove, Papamoa Beach
Price by negotiation:
We all yearn for that piece of Haven on earth, a place where our kids can play in the grove safely, a place that truly feels like home, a place where you want for nothing, a place that is seldom found.
But today, my friends, it excites me and gives me great pleasure to say your search is finally over, introducing 25b Haven Grove.
Here lies a comfortable family home with open plan living, five bedrooms and a double garage, giving you options for a home office, business or extra guest bedroom. Located on a 625m² freehold section in a quiet cul-de-sac just off Papamoa Beach road.
The home is also well-appointed on the property to maximise the sun, with a state-of-the-art solar panel system installed on the roof, ensuring the family keeps warm or cool without a hefty power bill.
The outdoor entertaining area will see you soaking in the sun over the warmer months with your favourite beverage and great company, taking advantage of the cabana and fire pit. While the lawn area wraps around the home, providing plenty of space to play or kick a ball. The double garage finishes the property and rounds out the final piece of the puzzle, whether it’s used for cars, storage or the man cave dream!
Located within close proximity to the famous golden shores, which is Papamoa beach, and the Coast Papamoa shopping centre, so ditch the car as you are lucky enough to have everything you need within a short walk or beach biking distance.
This is the ideal home and location for a growing young family, extended family or an Air BNB. The versatility and convenience of this home will prove its worth well into the future.
Now homes in this location and of this calibre are often sought but seldom found. So don’t hesitate too long because the temptation for us mere mortals not to eat the forbidden fruit at 25b Haven Grove will prove too much. And once someone takes that bite, you don’t get a second chance, and the pearly gates to Haven Grove swing closed forever…

Can you spot the 5th alpaca?
The tiny white one?
He's actually my cat; what's the moral or point of this story, you may ask?
My cat has always wanted to think he's an alpaca and one of the boys in that crew.
One of the first times he tried hanging with the alpacas, he got his ass kicked and was lucky he didn't die. But he stayed the course and eventually was accepted by them.
What's the moral of this anecdotal tale, you may ask?
If my cat can become an alpaca, you can do whatever you dream in this life if you try and don't give up.
Like Ali once said, "impossible is nothing."
This is a brilliant quote from one of our homegrown legends & it's spot on!
If you can conquer your mind, the possibilities are endless.
Unfortunately, it's not easy, but accomplishing something great never is...
A before & after of the internal rear part of the barber building fit-out.
With the earthquake strengthening, the front internal fit-out and CCC complete. We are just waiting on mother nature for a clear run to finish the exterior, photos to come.
Everyone likes to always look for the easily accessible deals in life, but that's not where the cheese 🧀 is.
Even these days, I still manage to find commercial properties that will return 7% + net returns & residential properties that will return 5% +
It might not be an easy road to find properties that will return the above returns; it may take renovations, stress and elbow grease to achieve them, but as they say, nothing great general comes easy in life.
The extra mile is never crowded. I assure you of that.
I would also like to shout out to all the tradies who smashed this job out. It could never have got done without them! Even though we have a love-hate relationship sometimes 😄
I've heard a lot of negativity around property of late.
I am not against investing in other asset classes, but unlike other asset classes, I don't think I will live ever to see drops like some of those share price drops...
From companies, I have heard people say are "bulletproof." Tell that yarn to the crypto junkies right now or people who invested in Myspace, Yahoo search engine, Bebo or Nokia back in the day; giants can fall!
Even if property prices drop 20%, it doesn't matter if you're cash flow is ok. They went up over 50% in two years, so a 20% reverse isn't too bad. Rents are up & at least, with bricks & mortar; you can still touch it & sleep well, knowing it will always be there.
Know the game, buy well & property will always look after you; I am still running cash flow positive now on all my rentals & have made no loss as there's no pressure on me to sell.
My advice:
1. If you spot a deal & the cash flow stacks up, buy it! Winners don't miss opportunities & that rule applies to any business deal.
2. Appreciate don't depreciate
3. Don't argue with uncle Grant Cardone 😄
