At the start of the year, these dynamic first-time homebuyers reached out to NZ Mortgage Advice to explore the possibility of purchasing their first home together. What do we look for when we analyse your bank statements?
Hint - it’s not how often you’re buying a coffee! Here’s a couple of things we’re looking for:
1. Evidence of consistent income
2. Regular, necessary expenses such as:
- Insurances
- Groceries
- Transport
- Children expenses
- Utility payments such as Power, wifi, phone etc.
3. Any red flags such as un-disclosed debts, dishonoured payments or unauthorised overdrafts.
4. Any other signs of poor money management such as excessive spending on non-necessities such as gambling or Buy now pay later facilities.

Common mistakes to avoid when applying for a home loan:
1. Having poor account conduct in the last three months prior to applying for a home loan.
2. Not budgeting for expenses involved in getting a home loan such as lawyer fees, builders report or a registered valuation.

1. Create or update your budget, noting all your expenses both essential and non-essential. See where you can decrease your spending/save more.
2. Go through your bank accounts, assessing your spending and noting any areas you could cut back, or any subscriptions could cancel.
3. Have a look around the house if there’s anything you’ve been meaning to sell or simply don’t use anymore. A simple way to make some additional income.
4. Clean out your pantry (and your freezer!), throwing away anything inedible and donating any edible food that you don’t see yourself eating. Then create dinner ideas using what you already have without shopping for more food.

What are a few of the first questions I ask my clients at our initial meeting:
1. What are your intentions for your lending based on your current income, expenses and budget?
2. What are your future financial goals as a homeowner, both short and long term?
3. What’s your employment and address history? – lenders prefer these to be relatively consistent.
4. Do you have any financial assets? What would your deposit look like?
5. Do you have any existing debt/liabilities or payments in arrears?

How many days does it take to withdraw your Kiwisaver?
When using your Kiwisaver as part of your deposit for your first home purchase, it can take up to 15 working days for your solicitor to act on your behalf to arrange for your Kiwisaver to be withdrawn from your provider.
It’s important to consider this when offering on a property as your finance clause & settlement timeframes in the Sale & Purchase agreement will need to account for this timeframe.

Often clients will meet with their advisor over video chat depending on what suits them. This gives a lot more flexibility for clients to meet with an advisor if they have limited availability or live in a different area.
