Restricted Building Work
If you’re planning a new build you may have heard the term ‘restricted building work’. This is work which impacts a home’s primary structure, weather-tightness and/or fire safety, and must be completed (or overseen) by a Licensed Building Practitioner (LBP).
Key areas of a build that commonly fall under this category include…
- Roof and roof cladding systems
- Foundations and floors
- Walls and wall cladding systems
- Pillars, columns and beams
- Damp control
- Water-proofing
- Emergency warning systems
- Evacuation systems and routes
- Fire suppression and/or control systems.
Natural Designs
Right now, the human need to connect with nature is being reflected in the way we design our homes. Large windows to amplify the view, skylights to welcome in more sun, and an ever-increasing shift towards natural, sustainable materials are all trending in the new home space.
Whether you're looking for a fabulous permanent home close to the beach, local schools, shops and cafes or the ultimate retreat as a weekender or holiday home you need to come and explore this opportunity at 31 Clunie Avenue, Raumati South.

No silly questions
When it comes to real estate, there really are no silly questions. Property transactions are serious business, and you need to ensure you’re armed with all the info and insights you need to make the best possible decision. Never be afraid to ask questions or seek clarification – a big part of our job is making sure the buyers and sellers we work alongside know everything they need to know.

So many memories!
Given how many memories are wrapped up in our homes, the process of selling can be an incredibly emotional one. These three tips may help make things that little bit easier…
- Once you list, start referring to it as ‘a property’, rather than ‘your home’
- Pack your personal items (photos etc) away early to depersonalize
- Remember your ‘why’ – the reason you decided to sell in the first place
If you're considering building a new home or embarking on extensive renovations, a construction loan could be an option for you. Unlike traditional mortgages, construction loans are tailored to the unique needs of building projects. The loan amount is released in stages throughout the project, ensuring that funds are available when needed. During the construction phase, you typically only need to pay the interest on the loan. Once your project reaches completion, the loan structure transitions to regular payments that cover both principal and interest.
Hoping we'll spot you at one of our open homes this weekend! 😍🏠

Summer Smart
If you’re tackling outdoor jobs this summer, remember to take a smart approach to sun exposure. Kiwis have one of the highest melanoma rates in the world, so cover up with UV-rated clothing, use a high-quality sunblock, invest in a good pair of sunnies and always wear a hat.
4 things before buying…
✅ Research: look at comparable sales in the area, request a LIM report, consider a building report, and tap into the expert knowledge of all professionals involved in the transaction.
✅ Understand the sale process: Is this property being sold by tender, auction or one of several other methods? Confirm the details with the Real Estate agent.
✅ Get Legal Advice: A lawyer or conveyancer will handle all the paperwork involved in the sale process (including a title search) and offer impartial advice.
✅ Read the sale and purchase agreement and understand what it means. This is your contract with the seller – even though you’ll be working alongside a legal professional, it’s important to familiarise yourself with this document, raising any questions you have along the way.
Sold!
A huge thank-you to our wonderful vendors for entrusting us and congratulations to the new homeowners! Here's to creating memories in your dream home!

If you have a coastal property and are pottering about in the garden this summer, you can’t go past plants with a silver or grey foliage. Many native plants boast sculptural forms and a hardy, glistening silvery foliage that can cope with both winds and frost. Plants such as rock daisies are also a great choice for homes on the coast.
All-day sections
If you're planning a new build and still haven't found your section, make an effort to visit each plot at different times of the day. This way, you'll get a better idea of sun exposure, traffic, ambient noise levels, and the overall feeling of the subdivision or neighborhood.
Time for trees!
If you’re looking for ways to add value to your lifestyle property, the humble tree could be a great place to start. Trees can beautify driveways and enhance the aesthetic appeal of the rest of your property. They can also provide much-needed shelter, reduce the amount of water which collects in traditionally wet and/or muddy areas, and produce anything from fresh fruit to firewood.
Investing with friends can be a great way to start building your property portfolio – just make sure you each receive independent legal advice first. Items which need to be addressed include…
- The amount you will each contribute towards the deposit
- How you will split costs moving forward, and what will happen if the rent stops rolling in
- How you will resolve disputes
- Who is responsible for maintenance and upkeep of the property
- If the property is sold, how will any gains (or losses) be divided

Camo TV
If you don’t want your television to be the focal point of your living space, try painting the wall behind it black. This will essentially camouflage it, making it much less dominant from a visual perspective.
