Northcote Development will bring around 1,500 new homes, including a mix of state, affordable and general market homes to the Northcote area.
The project is being run by Kāinga Ora - Homes and Communities, we’re leading the largest urban regeneration programme in New Zealand’s history. We use our country’s precious land well, deliver quality homes quickly and build communities with a sense of belonging. Community guidelines:

Greener journeys just got easier for Northcote staff and customers with the installation of a live bus tracker at our new 85-unit social housing development. Our staff and customers can now see real-time departures and information, making it easier to ditch the car for a cleaner commute.
Working with Auckland Transport, we also gave our customers Northcote-specific bus and cycling maps, and a new HOP card with two weeks’ free travel.

Students from Northcote Intermediate had the chance to discover what it takes to breathe life into a nearly forgotten, inner-city river when they visited Te Ara Awataha. Kaipātiki Project, a local environmental community group, enlightened the students about the impact the awa has on the surrounding ecosystem.

Te Ara Awataha – the result of a committed collaboration Students from Northcote Intermediate had the chance to discover what it takes to breathe life into a nearly-forgotten, inner-city river when they visited Te Ara Awataha (Schools Edge) in November last year.
Our parks and river are taonga for our community, so we’ve been busy out in the summer sun making sure they stay beautiful. A team of 45 people including Kāinga Ora staff, Northcote teachers and students and members of AMA Civil got together to maintain Te Ara Awataha. The main focus of the day was to control a noxious w**d called ‘nut grass’ around the area.

Over the last two years, we’ve worked closely with the Zero Waste Hub on Pearn Place, Northcote, and while this has recently closed, our commitment to zero waste in Northcote has not stopped.
Instead, the success of the hub has allowed Para Kora/Zero Waste in Northcote to shift into an exciting new phase.
We’re now busy supporting zero waste in Northcote in new and innovative ways within the community. And, we’d love your support to continue to recycle, repurpose and reuse waste.

About the Northcote Development
The Northcote Development is part of the Auckland Housing Programme; a joint initiative between Housing New Zealand and HLC to deliver small, medium and large-scale housing developments in Auckland over the next 10 years.
Northcote was chosen for development because of its close proximity to Auckland’s CBD, great transport links and local amenities. In addition, much of the state housing in Northcote is past its best and needs replacing. This makes Northcote an ideal location for intensification.
The Northcote Development will see 1500 new homes delivered to Northcote, adding to the numbers of state houses in the development area and delivering KiwiBuild and market homes to homebuyers. The development will also renew infrastructure and amenities across Northcote, including the highly-anticipated greenway; a series of public green spaces connected by a shared walking and cycling path for all Northcote residents to enjoy.
The Northcote Development is being led by HLC, the company responsible for the successful Hobsonville Point development, together with Housing New Zealand and Panuku Development.
