𝗛𝗮𝘃𝗲 𝗬𝗼𝘂 𝗘𝘃𝗲𝗿 𝗖𝗿𝗲𝗮𝘁𝗲𝗱 𝗦𝗰𝗵𝗲𝗺𝗮𝘁𝗶𝗰 𝗣𝗹𝗮𝗻𝘀 𝗪𝗶𝘁𝗵𝗼𝘂𝘁 𝗖𝗵𝗮𝗿𝗴𝗶𝗻𝗴 𝗮𝗻 𝗔𝗰𝗰𝗲𝗽𝘁𝗮𝗻𝗰𝗲 𝗙𝗲𝗲?

When I first started as an Architect, I didn’t charge an acceptance fee. I created and presented my schematic drawings and concepts to clients without any downpayment to market myself. This approach worked, with a 50-60% success rate in securing projects. However, I’ve since changed my approach and now require an acceptance fee before proceeding with schematic work.

Why? Because with so much technology, people are now learning AutoCAD and SketchUp easily, clients often shop around, and many freelancers offer cheap services without being qualified architects or professionals, and the worst is sometimes, architecture students who are still in training offer architectural services and call them just 'visualizations,' even though they are providing purely architectural services to clients. This significantly increases the risk of losing projects, making all the effort and sleepless nights feel wasted.

I’ve realized that as an advocate for this industry and profession, it’s crucial to educate clients on the proper process of hiring a designer or architect. They need to understand that this work isn’t easy—it takes time and dedication to develop a concept and floor plan.

For small freelancing architects out there just like me, here’s my advice:

𝟭. 𝗗𝗼𝗻’𝘁 𝗦𝘁𝗮𝗿𝘁 𝗪𝗶𝘁𝗵𝗼𝘂𝘁 𝗮𝗻 𝗔𝗰𝗰𝗲𝗽𝘁𝗮𝗻𝗰𝗲 𝗙𝗲𝗲:
Always ensure you’ve received an acceptance fee before beginning any work.

𝟮. 𝗖𝗿𝗲𝗮𝘁𝗲 𝗮 𝗙𝗼𝗿𝗺𝗮𝗹 𝗣𝗿𝗼𝗽𝗼𝘀𝗮𝗹 𝗧𝗲𝗺𝗽𝗹𝗮𝘁𝗲: Develop a formal proposal template that outlines the services you offer.

𝟯. 𝗞𝗻𝗼𝘄 𝗬𝗼𝘂𝗿 𝗖𝗮𝗽𝗮𝗰𝗶𝘁𝘆: Don’t accept projects beyond your capabilities, and always be aware of your limits. If you’re particularly interested in a project, take the time to study it more deeply or specialize in that area.

𝟰. 𝗘𝘅𝗽𝗹𝗮𝗶𝗻 𝘁𝗵𝗲 𝗔𝗰𝗰𝗲𝗽𝘁𝗮𝗻𝗰𝗲 𝗙𝗲𝗲:
Make sure to explain why you charge an acceptance fee and how it benefits both you and your client.

𝟱. 𝗦𝘂𝗽𝗽𝗼𝗿𝘁 𝗬𝗼𝘂𝗿 𝗖𝗹𝗶𝗲𝗻𝘁𝘀: Help your clients as much as possible; don’t just focus on making money. Building a good relationship is key.

𝟲. 𝗞𝗲𝗲𝗽 𝗥𝗼𝗹𝗲𝘀 𝗖𝗹𝗲𝗮𝗿: Ensure that the architect’s tasks are done by the architect, and the engineers’ tasks are handled by the engineers. Avoid overlapping services that aren’t within your expertise. It’s better to work together and build a team, fostering a harmonious relationship among all construction professionals. 😊

At the end of the day, if your client is truly interested in your skills and design approach, they will invest in your services.
