Another HORROR STORY na naman mula sa ating mga kababayan ang na SCAM online ng mga FLY-BY-NIGHT CONTRACTOR/ WALANG LISENSYA/ PRETENTIOUS FAKE PROFESSIONALS.

1. 80% na po naibayad nyo ang laki na nyan pero hindi nagrereflect sa actual accomplishment ng Project base sa photos nyo. Dapat po eh may bubong na yan and finishing na. Sa photos nyo saktong nakapaglatag pa lang ng hollow Blocks and Columns. Ibig sabihin nito wala yang tamang project estimate, project timeline, and payment schemes or procedure.

2. Pinapapirma nyo lang sya tuwing nagbabayad kayo. Meaning wala kayong Kontrata na pinirmahan between you and the Contractor? Kung meron man ano ang nirerepresent nya? Is he a Business entity na Contractor or Private person lang na wala naman PROFESSIONAL LICENSE? Napaka RISKY po na ipaubaya ang higit sa Milyon na halaga ng walang mga Dokumento at kasunduan.

3. Sabi nyo ho DRAFTSMAN tapos sinisingil kayo ng Munisipyo kasi wala kayong Building Permit. Ibig sabihin hindi Licensed Professional ang naka transaction ninyo? BLUEPRINT lang meron kayo ibig sabihin walang Liability na naka pirma sa mga Plano. Kung Licensed Professional po kasi yan 99.9% iapply nya yan ng Building Permit at na discuss nya ito sa inyo bago pa man kayo nagsimula.

4. Maliit lang naman bat kailangan pa ng permit? Kailangan po talaga. 1.8 Million na po yan. Kailangan talaga ang Building Permit complete with Plans duly signed by Architect for the Architectural Plans and Allied Engineers for others.

5. Pinakontrata nyo sa isang Draftsman ang Construction? Kayo po ba nag offer or siya ang nag offer na siya nadin ang mag build? Unang una kung hindi siya registered Business entity engaged in Construction, wala syang karapatan mangontrata. 2nd, kung hindi sya Architect hindi sya pwedeng mag engage into Design and Build Services.

May Habol po ba kayo? Mejo Mahirap po yan. Unang una walang Professional organization or Professional Board ang kayang tumugon nyan dahil hindi sya kabilang sa mga nasabing institution. Kung willing kayo kasuhan mas maganda. Pero subukan nyo muna mag reach out or idaan sa mediation ng Barangay. Yan lang po ang mejo mahirap kapag walang binding CONTRACT between you and the other party.

You are both protected by LAWS. May habol ka hindi tulad sa iba na maglalahong parang bula.
Ang PROFESSIONAL LICENSE hindi po yan Palamuti or Plastic I.D lang. Hindi lang sya pang display sa pangalan. Isa po yan way para ma protektahan ang Public dahil pwede po yan ma revoke sakaling napatunayan na sumablay ang isang Licensed Professional.
