A super delayed highlight of my 1st year in real estate.
Deepest appreciation to my leaders Jonathan Koh, Aden Aw, Ashley Loh, Matthew Lam and of course, the most important one of them all, my mentor and good friend, Kevin Aw. For their unwaving commitment and guidance over the years, selflessly sacrificing sleep and personal time just to make sure we are able to adapt to this new career.

Executive Condominium (EC) has always been an excellent choice of investment, due to itโs amplified profitability, like our usual BTO!
However, do you know why many Singaporeans do not turn to EC as their first property even though their household income are $10,000 and above?
This is mainly driven by the Mortgage Servicing Ratio (MSR)!
Compared to buying a private property where you can use 55% of your household income to service the loan (Total Debt Servicing Ratio - TDSR), MSR only allow owners to use up to 30% of their household income to service the loan..
This results in a much lower quantum of loan that Singaporeans can take, which in turn results in more cash and CPF outlay required!
