Buying Process in Thailand
1. Decide on an area – we can advise
2. Provide budget range to us
3. Make sure your funds are ready (if you do not have an account in Thailand, it can take longer, also if the money is coming from Myanmar, this could take even longer)
4. We will provide you with a listing according to your point 1 and 2 (if you want my services, do not register on any website, once you have done this, legally you are their lead, I shall no longer be involved)
5. Arrange viewings (this can be done remotely as we can view on your behalf via video calls etc)
6. Once you would like to offer, I can help negotiate
7. Once agreed on the price, transfer Booking fees/deposit (this could vary, some ask for 10% some happy with lower amount)
8. Open bank account in Thailand, you have to be physically here (this may not be straight forward for those of you with Tourist visa – TBC)
9. Arrange a completion date – should be agreed by both parties
10. Funds transfer to your Thai account
11. Need to call the bank to request credit advice(this will allow you to request FET, Foreign Exchange Transaction certificate) after receiving the funds (this varies depending on where the funds is transferred from)
12. Step 11, must be completed before requesting the FET
13. Banker's draft/Cashier’s order for the rest of the amount, you have to be physically here at the bank)
14. Visit Land registry with the agent and the legal owner and exchange (completion)
