An Irish national is crying foul after Mpigi Magistrate Court ordered him out of a house and 10 plots of land, including a farm worth billions of shillings after he bought the properties in the names of his Ugandan fiancée but could not prove that he is the financier behind.
In her judgement delivered on Friday last week, Chief Magistrate Ruth Nabaasa held that court would not go into the nitty gritties of whether the money that Ms Catherine Nakawooza used to acquire 10 plots land, 10 acres of farm land at Namayumba in Wakiso District and a house worth billions were financed by Mr David Michael O’Connel.
“Merely being the financier of a land transaction for which another person becomes registered as the proprietor is not one of the legally recognised exceptions to indefeasibility of title under the Registration of Titles Act,” Chief Magistrate Nabaasa held.
“It seems moot and academic for this court to venture into analysing whether indeed it is the respondent’s funds (Mr O’Connel) that paid for the petitioners’ lands (Ms Nakawooza). I am aware that the petitioner (Ms Nakawooza) contested the nexus between the documentary evidence adduced by the respondent to prove that he was the source of funds for the petitioner’s land transactions,” she added.
“Nonetheless, owing to my findings in issue 2, I am satisfied that the residential home of the petitioner (Ms Nakawooza) where she ordinarily resides with her three issues, rightful belongs to her. An order doth issue restraining the respondent (Mr O’Connel) from accessing this home without the petitioner’s prior permission,” Ms Nabaasa ruled.
Ms Nakawooza was represented by Mr Godfrey Rwalinda while Mr Mohammad Mbabazi was counsel for Mr O’Connel.
Court documents show that Mr O’Connel and Ms Nakawooza had a relationship starting around 2002.
The couple started staying together around the same time and later had three children.
According to court records, Ms Nakawooza led evidence to show that she solemnised a customary marriage with Mr O’Connel on January 25, 2014 in Bweyogerere near Kampala.
She also led evidence to show that while they were cohabiting, she acquired a number of real estate properties, which she registered in her names and entrusted all the documents of title in the custody and care of Mr O’Connel.
Ms Nakawooza also led evidence that after their marriage, they acquired another property in Nansana comprising 11 self-contained rentals units whose particulars Mr O’Connel secretly kept from her.
However, in response, Mr O’Connel denied solemnising a traditional marriage with Ms Nakawooza.
He said the events of January 25, 2014, at Bweyogerere did not constitute a traditional marriage but just a visit to Ms Nakawooza’s mother to be known as the man who was dating their daughter and also a father of the three children.
Mr O’Connel also said since he was not a Ugandan, he was not allowed to purchase mailo land, hence buying it in Ms Nakawooza’s names.
“At the trial, the respondent (Mr O’Connel) presented a myriad of documents showing bank transfers and bills of exchange to prove that he was the actual source of funds that paid for the properties,” Mr O’Connel stated.
“He also avvred that the understanding between him and the petitioner was that since he was a foreigner of Irish citizenship, who could not own mailo interests in land in Uganda, upon having herself registered as proprietor for several mailo properties, the petitioner would then execute peppercorn leases in his favour as lessee for each of the properties, would grant him powers of attorney to utilise and deal with each property as he deemed fit,”he added.
The Irish national also denied being a cruel father to his three children.
Ms Nakawooza had in her law suit sought court’s order to annul their alleged marriage , an order restraining Mr O’Connel from accessing their matrimonial home and an order granting her custody of their children.
But court in its ruling held that no marriage existed between the two, hence there was nothing to dissolve.
However, the court agreed with Ms Nakawooza and granted her the custody of their three children on grounds that they are still young and need their mother’s care.
Vows to appeal
Mr O’Connel yesterday said he was dissatisfied with the court decision, adding that he would appeal it within 14 days.
“When foreign investors such as myself are targeted for their assets here, the word is getting out and spreading fast and scaring away many more potential investors,” he said.

People (employees) plays a very big role in the growing of your business. You need to understand how you can employ right people for the right job. Understand what you need to do first then look for people who can help you to do it.
They can be qualified or you can hire and train your employees. In most cases I hire people and train them what I will need them to do.
After induction or training. An employee will need clear instructions on how to carry out their duties. Employees will need supervision and monitoring to make sure that the job is done accordingly.

We join all freedom-loving Africans in mourning Dr. Kenneth David Kaunda who passed on earlier. Dr. Kaunda was Zambia's founding President, and has been one of the continent's few surviving independence heroes. During his Presidency, Dr. Kaunda made Zambia a safe space for groups fighting to end colonialism in several African States especially South Africa and Zimbabwe. Above all, he placed his nation above his personal interest when he lost elections and handed over power peacefully to his successor, President Chiluba in 1991; something that has continued to elude many leaders on the continent. His contribution towards the struggle for the dignity of the African People will forever be celebrated.
I send deepest condolences to the people of Zambia and the family of the deceased statesman. May his soul rest in perfect peace.

The Rise of zoonotics (How did all this drama start?)

The corona virus just like Ebola, bird flu, Zika virus, SARS, MERS, H1N1, Influenza is a zoonotic. A zoonotic disease is one that can be transmitted from one species to another a phenomenon scientifically called a spill over from animals to humans. The spill over can be direct or through a vector or intermediate host like a tick, mosquito, bird, flies, livestock e.t.c Direct contact to maybe a dog can give you rabies and in some cases it’s the other way round from humans to animals something called Reverse zoonosis. SARS is believed to have been transmitted from cats, MERS from some camels to humans and theories are indicating that the covid spill over to humans originated from bats.
Well Project Act Africa picked interest in viruses due to their stubbornness and how such tiny creatures give man a run for his money. Antibiotics have neither curative nor preventive powers against viruses because these creatures are acellular and program host cells to produce more resistant copies of themselves that even spread faster. RNA viruses have a high tendency to form variants because RNA is generally an instable compound as compared to DNA. Studies have indicated that the corona virus thrives well on hard surfaces like plastics and metals like doorknobs so animal fur may not be a favorable niche though the research is still on going. What is clear though is that the virus can be transmitted through fluids especially respiratory fluids and recently some studies say also breath. We come into contact with animal pathogens everyday but probably lack récepteurs to trigger the spill over. This is also evidence that maybe billions of viruses are circulating around waiting for that moment for the spillover to happen. This is evidence that the war against viruses is far from over.
So how did corona virus spill over from it’s intermediate host to humans? Science stipulates that for this spill over to occur the host must have specific récepteurs to lodge this antigène. Two theories exist then. One is that maybe the virus replicated and mutated in its intermediate host a bat for example and attained a form that can bind specifically to récepteurs in humans or the virus kept on being transmitted from one human to another adapting a conformity that fits well on our récepteurs. So scientifically the first human carrier must have been in close proximity with the intermediate host(bats) and gave the virus replication time. Project Act Africa calls upon the world to know that the more we encroach on nature and wildlife we increase the frequency of these zoonotics. Since the 80s 87 new zoonotics have been discovered and others are yet to be discovered. Humans need to acknowledge that it’s not the bats to blame for Covid rather our irresponsible behavior and unfair treatment of Mother Nature.
Project Act Africa would also like to stress the fact that in order to prevent resurgence of this virus and others like it man should rethink the way he interacts with nature and remember that encroachment on biodiversity has consequences. The same conversation should be shifted from policy makers to grassroot live stock owners and poachers illegally hunting wildlife on the chaos and panic they can cause globally. Globalization is an easy target for the rise of pandemics but man should know globalization is far from the cause.
Let conserving Mother Nature, curbing climate change and consumption of well cooked animal products including milk be part of the lessons we learn post pandemic.

When i listen to Mama Africa all I hear is lost hope, tears, massacres, deaths, violence and destitution. When I look at the images on social media platforms excruciating pain is what the mother land is going through. 1. Focus on earning
“In today’s economic environment you cannot save your way to millionaire status,” writes Grant Cardone, who went from broke and in debt at 21 to self-made millionaire by 30. “The first step is to focus on increasing your income in increments and repeating that.
2. Develop multiple streams of income
One way to earn more is to increase your streams of income. In author Thomas C. Corley’s five-year study of self-made millionaires he found that many of them develop multiple streams of income: 65% had three streams, 45% had four streams, and 29% had five or more streams.
These additional streams include real-estate rentals, stock market investments, and part-ownership in a side business.
“Three streams of income seems to be the magic number for the self-made millionaires in my Rich Habits study, but the more income streams you can create in life, the more secure will your financial house be,” he writes.
3. Save to invest, don’t save to save
Writes Cardone: “The only reason to save money is to invest it. Put your saved money into secured, sacred (untouchable) accounts. Never use these accounts for anything, not even an emergency. This will force you to continue to follow step one (increase income). To this day, at least twice a year, I am broke because I always invest my surpluses into ventures I cannot access.”
Investing is not as complicated or daunting as we make it out to be. The simplest starting point is to contribute to your 401(k) if your employer offers one, and take full advantage of your company’s 401(k) match program — which is essentially free money — if it has one.
Next, consider contributing money toward a Roth IRA or traditional IRA, individual retirement accounts with different contribution limits and tax structures — which one you can use depends on your income. If you still have money left over, you can research low-cost index funds, which Warren Buffett recommends, and look into the online-investment platforms known as “robo-advisers.”
The key to consistently setting aside money is to make it automatic. That way, you’ll never even see the money you’re contributing and you’ll learn to live without it.
4. Be decisive
“Avoid decision fatigue,” writes Tucker Hughes, who became a millionaire by 22. “Attention is a finite daily resource and can be a bottleneck on productivity. No matter the mental stamina developed over time, there is always going to be a threshold where you break down and your remaining efforts for the day become sub-optimal.
“Conserve your mental power by making easily reversible decisions as quickly as possible and aggressively planning recurring actions so you can execute simple tasks on autopilot. I know what I am wearing to work and eating for breakfast each day next week. Do you?”
Hughes isn’t the only one who believes in developing decisiveness. After studying over 500 millionaires, journalist and author Napoleon Hill found that they all shared this quality.
“Analysis of several hundred people who had accumulated fortunes well beyond the million dollar mark disclosed the fact that every one of them had the habit of reaching decisions promptly,” Hill wrote in his 1937 personal-finance classic “Think and Grow Rich.”
5. Don’t show off — show up
“I didn’t buy my first luxury watch or car until my businesses and investments were producing multiple secure flows of income,” writes Cardone. “I was still driving a Toyota Camry when I had become a millionaire. Be known for your work ethic, not the trinkets that you buy.”

6. Change your mindset about money
“Getting rich begins with the way you think and what you believe about making money,” self-made millionaire Steve Siebold explains.
At the end of the day, “The secret has always been the same: thinking,” he emphasizes. While the masses believe becoming wealthy is out of their control, rich people know that making money is really an inside job.”
7. Invest in yourself
“The safest investment I’ve ever made is in my future,” writes Hughes. “Read at least 30 minutes a day, listen to relevant podcasts while driving and seek out mentors vigorously. You don’t just need to be a master in your field, you need to be a well-rounded genius capable of talking about any subject whether it is financial, political or sports related. Consume knowledge like air and put your pursuit of learning above all else.”
Many modern-day successful and wealthy people are voracious readers. Take Warren Buffett, for example, who estimates that 80% of his working day is dedicated to reading.
8. Ditch the steady paycheck
Rich people are typically self-employed and determine the size of their own paycheck, Siebold writes: “It’s not that there aren’t world-class performers who punch a time clock for a paycheck, but for most this is the slowest path to prosperity, promoted as the safest. The great ones know self-employment is the fastest road to wealth.”
While the world-class continue starting businesses and building fortunes, average people settle for steady paychecks and miss out on the opportunity to accumulate great wealth.
“The masses almost guarantee themselves a life of financial mediocrity by staying in a job with a modest salary and yearly pay raises,” Siebold says.
9. Set goals and visualize achieving them
If you want to make more money, you have to have a clear goal and then a specific plan for how to achieve that goal. Money won’t just appear — you have to work at it.
Rich people choose to commit to attaining wealth. It takes focus, courage, knowledge, and a lot of effort, self-made millionaire T. Harv Eker emphasizes, and it’s possible if you have precise goals and a clear vision:
“The number one reason most people don’t get what they want is that they don’t know what they want. Rich people are totally clear that they want wealth.”
10. Start hanging out with people you admire.
Andrew Carnegie, who started with nothing before becoming the richest man in the US, credits all of his riches to one principle: the Master Mind.
The idea is to surround yourself with talented people who share your vision, because the alignment of several smart and creative minds is exponentially more powerful than just one. Plus, we become like the people we associate with, which is why the rich tend to associate with others who are rich.
“In most cases, your net worth mirrors the level of your closest friends,” explains Siebold. “Exposure to people who are more successful than you are has the potential to expand your thinking and catapult your income. The reality is, millionaires think differently from the middle class about money, and there’s much to be gained by being in their presence.”
11. Shoot for $10 million, not $1 million
“The single biggest financial mistake I’ve made was not thinking big enough,” writes Cardone. “I encourage you to go for more than a million. There is no shortage of money on this planet, only a shortage of people thinking big enough.”
