So with the recent implementation of the lawsuit settlement with NAR for real estate agents our local MLS board has announced a fine of 1000.00 for an agent found to be showing a home to a buyer without a written buyers representation agreement. This is why when an agent tells you they are required to have a written agreement with you before they can show you a home. They are not kidding it’s a non negotiable for us as agents. The agreements have always been required but now they are being enforced. So please understand where your real estate agent is coming from. Have questions? Feel free to reach out to me!

I would love to have your feedback. French drains or piers to fix a foundation which do you need? Foundation repair is for the professionals with not doubt. The market is changing with fluctuating interest rates , the shadow inventory is building what lies ahead? The war in Ukraine and now Israel as well. Everyone is talking about the FED cutting rates 3 times in 2024 up to .75 on the overnight rate, however , they are not talking about the part where the FED said this is NOT a plan but a viewpoint of the participants at a point in time. And they also said inflation is above the target rate of 2% so that leaves the door open for more rate hikes. The mortgage rates have taken a move up recently ,sellers will potentially need to give more concessions so price the home right int he first place. Will this lead to less price reductions or less seller concessions? Gas and Oil prices are rising where is inflation heading?Sellers homes are sitting longer , buyers have fatigue due to multiple offers over list and losing out. You must price the home correctly and have in move in ready as buyers are now more picky with rates where they are and may go. Listen to your agent when they tell you what to market the home at. With now 1000 people a day moving here up from 365 a day the last few years you can see it on the roads this is what is driving demand for the housing market here. Janet Yellen says rates will stay high for longer now due to deficit spending. Update the stock market fell mortgage rates have fallen some there may be an emergency fed cut lets watch!

As of today 8/17/2024 you must now have a written agreement with any agent that is a member of NAR prior to viewing homes for sale or for lease with them. This is a non negotiable as the NAR lawsuit settlement requires this for all agents and their buyer and leasing clients. If you refuse to do so they cannot show you a home. I have always had my clients under a written agreement to do so in the past now it is required to do so. Please understand the agent has NO choice in the matter. Are you thinking of becoming a landlord in Texas? What are some of the basics you need to understand? The Texas property code and requirements for double deadbolts on all doors that enter from the exterior? What type of loan will you get if you are not paying cash a DSCR or a standard investment property loan? Where can you find insurance fore the property , are there special requirements? What are the registration requirements and inspections required in the city you are purchasing in? Are there any restrictions on the number of rental homes in the neighborhood or other specific restrictions? Are there any MUD or PID taxes in the neighborhood? Should you allow any agressive breed of dogs in the property? Does the city require a certain number of smoke alarms or carbon monoxide detector?

So the Texas homestead law had some updates in 2024 one is a super positive the other home owners putting an additional paper work burden every 4 years. In this video I talk about what the Texas homestead law does it now gives all homeowners in the state who occupy a primary residence and have a homestead exemption of 100k from school taxes. Different cities and counties may give more exemptions on other taxes like city taxes, etc that will vary. Also another benefit is that now when you turn 65 and file a senior homestead exemption that requires the form to be notarized. This will freeze the tax rate not the tax value meaning when new school taxes are assessed like a bond you will not pay that new increase in rate. Also the homestead exemption provides you bankruptcy protection that allows you to keep automobiles, personal property, farming inplements and a few others in addition to keepint 2 fire arms this is Texas! When you watch the video if you need help filing a homestead exemption I am happy to help. I also talk about Texas being a non disclosure state which means no city , county or municipality is given or allowed to request what you paid for the property. If they send you a letter requesting what you paid throw it in the trash. Also filing a homestead exemption is free do not pay anyone to file it for you reach out to me or your agent to obtain assistance! Let me know what questions you may have.

So you found a home you want to buy and you don't have a buyers agent should you work directly with the listing agent in Texas? Texas is not a dual agency state. We have what is called intermediary with appointment , or intermediary without appointment. When you work directly with the listing agent and no buyers agent in Texas the listing agent is doing an intermediary without appointment what does this mean to you? It means the agent cannot give you nor the seller any advice or opinion. He or she can only provide facts to both parties so this means they cannot negotiate on your behalf you and the seller have to sit down and agree to all terms and conditions. If repairs are needed you again have to go to the seller directly and then the two of you tell the agent what the amendment and contract need to read. Any issues that arise the agent becomes a transaction coordinator not a good poistion for either party I do not allow my agents to do this nor do I as a broker do it either. Have questions do not hesitate to reach out to me.
