Confession: I love snacks & so do the boys. My youngest is rarely seen without a snack in hand.
When we hit the pool, it is no different.
Sure, I need my SPF and towel and a book, but what's an afternoon sitting by the pool if I don't have girl snacks to munch on?
My must haves include:
1. DOTS Pretzels. I can never decide if I like the original or southwest seasoned best, so for good measure, I'm sure to bring both.
2. Cheesesticks and berries for the kids. The kids love these and sometimes I do too!
3. A Summer Shandy - cause every pool day calls for a cold beer!
4. This one may be weird, but I love a little salty snack and my oldest son does too! We love olives (especially green) and pickles as an cool down snack.
5. We most often make our own sandwiches with Hawaiian rolls, turkey, salami, and cheese. But if we are feeling lazy, we may grab Jimmy Johns. Either way, a sandwich is light but filling, perfect for a long day at the pool.

I’ve done this, too. I’ve booked an Airbnb, traveled 10+ hours, and stayed in a new town for a week all in the name of relaxing.

This is a capital d Doozy but let's dive in.
If you're like any of my friends, you see a For Sale sign on a house down the street, pull up the listing, and think to yourself, "Well if they can get THAT, then we can surely get THIS!" 😅
Homes in this market often come with a bit of sticker shock for those who haven't actively been looking at homes. But, because I'm a glass half full kind of girl, I like to think it's a good thing. Here's why ➡️
Spoiler: it’s not a brand new kitchen. 🙃
The one thing houses that sell for more money have in common: they are well maintained homes (sexy, right?) 🤭
Listen. I don't care if you have linoleum or marble flooring. Laminate or granite countertops. An oversized composite deck with a view or a small, concrete patio.
The one thing buyers are looking for in all of these scenarios is a home that has been well maintained and cared for.
Landscaping that has been weeded and freshly mulched. Pressure washed porches and siding and kitchens that are clean and free of signs of wear and tear.

AND this is why I show up here and show you behind the scenes of homes my clients look at. It’s why I’m so passionate about my pre-listing checklist for my sellers.
Because showing your home has been loved and cared for speaks volumes to buyers and makes them much more likely to put in a competitive offer. It gives them the reassurance that the home they’re buying isn’t going to be a money pit but it’s going to be a place they can easily make their own. 🏡
The best part about this is that, if you as the homeowner take the time and energy to truly care for your home, not only will you make more money one day when it sells, but you’ll enjoy where you live all the more in the meantime.
Bottom line: if you’re going to invest hundreds of thousands of dollars into buying your home, spend a little time and money and elbow grease 💪🏼 on your home throughout the year. You and your future buyers will love ya for it. ❤️
