Here are some additional reasons why you should use an agent:

✨Buyers don’t pay for their agent- yes you read that right. It’s FREE! The seller typically pays the commission for both the buyer & sellers agent.

✨Your agent has a fiduciary duty to their client meaning that your interests are put first over all else.

✨ Agents decipher paperwork that could be filled with complex jargon and terms not everyone will understand. This protects you from legal issues down the road.

Real estate agents are educated and trained on all aspects of the purchasing/sale of your home - it’s really a no brainer. You should always use an agent.

After all, this is one of the biggest investments you’ll make in your lifetime 🏠

A rent-back agreement is a rental or lease agreement between the home buyer and seller that allows the seller to continue to live in the house after the closing date in exchange for rental payments.

Rent-backs can be particularly helpful if you’re trying to sell your current home and buy a new home at the same time. This will give you plenty of time to find the perfect new home without the extra stress!

It’s a win-win in my eyes 🤩

Back with another real estate vocab word - Appraisal Contingency 💡

In California, the appraisal contingency says that if the house appraises for less than the purchase price, the home buyer can back out of the deal. This is great news for future home buyers because this kind of clause allows the buyer to back out without sacrificing their earnest money deposit.

It’s been awhile since I last introduced myself so welcome to all my new friends!

I grew up in Central CA (Hanford 🐮) before moving to Fresno and graduating from Fresno State University. I then decided to take a leap and move to a big city, hello San Francisco 😍 while that was amazing and I learned so much, I realized my heart was elsewhere and always had been. That’s when I finally planted my feet here on the Central Coast! I spent lots of vacations on the beach and even lived here for a short while when I was in elementary school. PLEASE if you take anything from me, let it be this - do NOT, and I repeat, do notttt make any large purchases until AFTER the close of Escrow.

That means not until after I hand you those keys 🔐 your lender will be watching every day until that time and we don’t want your loan to fall through 🫣

Big purchases aren’t it though. Some of the other big red flags 🚩 are:

- Don’t change jobs
- Don’t open new lines of credit
- Don’t forget to alert your lender to an influx of cash (ex. don’t go deposit $10K into your bank account without first consulting your lender)
- Don’t buy or lease a new car

Vocab word of the week: APPRAISAL

Real estate appraisal, property valuation or land valuation is the process of developing an opinion of value for real property.

A professional appraisal is done by a licensed third-party appraiser who assesses the interior and exterior of the property, researches similar homes in the area and gives a final report.

An agent can run comps and give you a valuable perspective on a given property’s value, but only an appraiser can give the ✨official✨ appraisal.
