Are you ready to finally find your dream home?
Sometimes, if you’ve been on the hunt for a while and none of the homes on the market are doing it for you, it can be discouraging.
What are you supposed to do in this situation?
1. Find an agent who thinks outside the box. With a creative and knowledgeable agent on your side, you can find a housing solution that fits all of your needs and will allow you to meet your real estate goals.
2. Consider adjusting your wants list. If nothing on the market seems quite right, it can be a sign to take another look at your wants list. What do you really NEED to have in a home for it to work for you? The more you can cut your criteria down, the more options will be available to you. You might be surprised by what you can find with an open mind!
3. Stay positive. The right home for you is out there. Sometimes it just takes time to find the right home. If you have a great agent and an open mind, focus on being positive and rest assured that your new home is on its way to you.

Don’t miss these 8 tips to totally change your home’s curb appeal!
Curb appeal determines your visitors’ first impression of your home. Whether you’re planning to sell your home soon or you just want to make your guests fall in love with your home, try these 8 tips!
1. Replace old hardware like house numbers and door k***s. This is an instant upgrade that will modernize and add polish to your curb appeal!
2. Install window boxes. Window boxes filled with flowers make a house cuter–it’s a fact!
3. Replace your mailbox. It’s something you use every day, but have you thought about what your mailbox is saying about your home? If it’s worn out or dated, replace it with a fresh, new mailbox.
4. Install new light fixtures. That peeling brass finish on your porch light isn’t doing your entry any favors. Match your light fixtures to your new hardware for a cohesive look.
5. Paint the front door. If there’s one way to give your curb appeal a facelift, it’s painting your door with a fresh coat of paint! If you’re not planning on selling soon, consider a bright color to make your house pop.
6. Install landscape lighting. A nicely lit walk and landscape can really elevate the look of your yard.
7. Plant fresh flowers. Perky annuals and blooming perennials add life and lushness to your home.
8. Add seating. After all the work you’ve done to upgrade your curb appeal, adding some seating will allow you to enjoy it!

✨️Closed✨️
I'm so happy for my buyers who closed on this vacant lot today. I know they're so ready and excited to start over in a new home. They were one of the many people who lost their home in last summers floods, we searched months for the perfect place for them.
I was able to help negotiate the price down significantly for them and helped to guide them through an, at times, stressful transaction.
Congratulations! I can't wait to see you in your new home in the fall!

Take it from an expert…
As real estate agents, we talk about home value a lot.
But what does that even mean and how can you find out how much your home is worth?
Your home’s value is how much a buyer is willing to pay for it. As a result, the value is dependent on the economy, the real estate market, your neighborhood, and a whole slew of other factors that are constantly changing.
This can make nailing down your home’s REAL value challenging.
Sure, there are a bunch of apps and websites that will give you an estimate, but that doesn’t tell you what your home is really worth.
That’s where your real estate agent comes in!
Your local agent knows exactly what is going on in your local market and will be able to use that knowledge and experience to accurately find the value of your home.
This is a critical step to pricing your home correctly if you want to sell quickly and for top dollar.
So, want to find out how much your home is actually worth? Send a DM and let’s find out!
Something you definitely need to hear?
Pricing your home correctly is one of the most important things you can do when selling your home!
It’s super common to see homes that are priced incorrectly. An overpriced home is likely to go stagnant due to a lack of interest. As a result, a stagnant, overpriced listing can have these effects:
- It can price out the most motivated potential buyers who could get you the best profit
- It can scare good potential buyers away
- It can lead to lowball offers that you’ll feel pressured to accept
You want to avoid these effects at all costs since it can seriously decrease the amount of money you make on the sale of your home.
But if you price your home correctly, you’ll find that you have interested, motivated buyers who are willing to negotiate. This interest can even lead to a bidding war, which is every seller’s dream!
If you want to see what your home could sell for on our market, send a DM!

Staging is hugely underrated.
At its core, staging should present potential buyers with a blank canvas on which they can imagine their lives in your home.
When it comes time to stage your home, you should focus on these things:
- Decluttering to create more spaciousness in the space
- Depersonalizing to help buyers see themselves in the space
- Creating a neutral color palette that doesn’t draw focus away from the space
- Highlighting the best features of your home
Even just a few improvements can make a world of difference for listing photos and showings. When a home is staged to attract buyers, it will garner a bidding war rather than going stale on the MLS.
DM me for a personalized home analysis so you can sell your home for top dollar.

EXPERIENCE IS THE BEST TEACHER Just like football, real estate has thousands of different scenarios that can happen at any given time. Having an agent who has extensive knowledge of ‘game day’ obstacles can mean the difference between winning and losing.
YOUR 'QUARTERBACK' CAN'T BE AFRAID TO TACKLE THE BIG PROBLEMS The best agents don’t shy away from handling the big issues. Choosing an agent who can call the shots, and is a strong negotiator with quick thinking will leave you in the power position.
YOU WANT A PROVEN AND TESTED PLAYBOOK Choose an agent that has a game plan in place for every piece of the transaction, from your initial meeting through closing.
ONE PLAYER WON'T WIN THE GAME ALONE Even real estate agents need a solid team around them to secure victory. Choose an agent who has an all star team. The lender, attorney, photographer, and contractors all work together.
