February Eastside Housing Update
We saw a favorable spike of intensity in the market in January. Although fewer new resale listings and fewer homes went under contract, this is a stark contrast to what is happening in the market. For new listings priced up to $1.5 million, there was a surge level of Sales Activity Intensity with some multiple offer situations; this represents 75% of sales activity. Additionally, a low number of new listings come onto the market during January and February. With both interest rates and inventory on the rise, we haven't seen an opportunity like this in years for buyers! Most price points above $500-600K have come out of the seller market frenzy that we saw during Covid, with some sellers even offering incentives for buyers like interest rate buy-downs, and credits toward closing costs. We're finally starting to see the market return to a bit of normalcy. While homes under $1 million are still experiencing a buyer frenzy, we have moved to a strong, but balanced buyer market over $1 million. We still have strong buyer demand due to our local job economy, but we're seeing an easier real estate market for buyers to navigate than we have in the past two years.

As interest rates and inventories rise, we are beginning to see the market even out a bit. Locally, however, we still have a huge backlog of buyers looking for a home, especially at the $1.5 million and under price point. It's still a competitive market out there, but hopefully we will see some reprieve for buyers that we haven't seen in the past couple of years.
