Before making offers on any rental properties, it is important to have a plan for financing deals.
Knowing what you can afford will help you determine if a property is right for your investment goals and if it can help you reach your desired ROI.
In this video, Jack Estes, an investor agent at Evernest, shares three common ways of securing financing for your rental property...
The first is cash 💰. This gives you a competitive advantage because the seller knows you have the money now.
The second is financing with a loan 📝. This can be through your bank where you have your current checking or savings account.
The third is a private loan 🤝. This can be through your friends, family, or a hard money lender.
It is important to know how much you can afford and how you are going to pay before scheduling a meeting with an investor agent.

Let’s talk about leasing your property. Tell us if this sounds familiar: You put out your ad. The ad has been live for a while, (if you’re lucky) you’re constantly needing to be on the phone to talk with applicants. Maybe you have to drive to and from the property multiple times to let prospects view your rental. Even with all that time and effort, the prospect comes back and says, “I don’t think it’s a fit—thanks anyways.” Or even WORSE—they don’t show up for the viewing at all. Leasing your property is difficult, and downright frustrating at times—we’ve been there too. This is one reason Evernest exists to be your all-in-one real estate partner. We make leasing your property a breeze. Our main goal is to place a GREAT tenant in your property, every. single. time. To do this for every property we manage, we have: - An in-depth application process - In-house application underwriting - Leasing coordinators who focus solely on your property And every time, this leaves owners (like you) with less stress, better tenants, and more cash flow. Tired of your current leasing situation? Let us know by checking out the link below 👇 evernest.co/inquire-about-our-services. #evernest #propertymanagement #realestatepartner

Will appliances in the rental help my property rent quicker?

Is it going to affect someone from choosing my property?

The answer? Yes and no.

If you provide appliances such as a washer and drier hookup, tenants (more often than not) can expect to bring their own. This is something that is more common to leave to the tenant, whereas a refrigerator, stove, or dishwasher may be something not every renter has/expects to provide.

Appliances can increase your rent by approximately $100 to $300.

All of this depends on the market and neighborhood. Higher prices appliances can be at risk of theft if you leave them in the vacant property.

We highly recommend you take extra precautions.

It comes down to what is best for you.

Do not trust online estimates.
 Why?
Online estimates tend not to be accurate.
The reason being they don’t consider critical local insights about a given neighborhood. Things like...
 1. The neighborhood or demographic that will live there 2. Special property features, such as AC, a deck, a 2 car garage, etc. 3. Property updates 4. What type of street the property is on (busy vs quiet)
 Our advice to you?
Always consult with a local professional, get a rent analysis, and have a local expert walk your property. In the end, you’ll have a better grasp of the area and will avoid losing potential rental income.
In need of your own local expert? Evernest offers free consultations on any property. Contact us today —> bit.ly/3yOHVv0 #propertymanagement #realestateinvestors #onlineestimates
