4 Things You MUST Do the Week You Buy a Home

Robyn Thompson has a list of the 9 types of homes not to buy as an investor! Be sure you think twice and listen. She is the "Queen of Rehab"

1. Small houses (she sets a sq ft limit on what size home she will buy - 2100 sq ft is her zone) Other experts won't go under 1000 sq ft. If the house is too small and you cannot increase the footprint, walk away.

2. Small master bedrooms (nothing less than 12 x 12) otherwise the furniture won't fit! Seriously, people want room for at least a queen size bed, nightstands, dresser.

3. Busy Street - families and pet owners do not want to be near a busy street. If it takes you two or three minutes even to get in and out of your own driveway at 5 p.m. or out on that busy street - walk away.

4. Bad location - war zone - you can always go to the police department and talk to a police officer to find out more about the area but be sure you listen to what they say. Are you okay with collecting rent at night on Friday? No, well then don't go there!

5. Functionally obsolete, bad layout. Sometimes there is nothing you can do to a home to "fix it" and make it worthwhile. There are plenty of properties out there that need and can be rehabbed. Walk away if it is just too obsolete or odd.

6. No garage - off street parking.

7. Bad lot (floods, too steep, weird shape).

8. Commercial or mixed use can be in the area. These detract from residential areas and are cause for extra traffic and usually harder to resell.

9. Ju**ie neighbors (train tracks, farms, smelly places, high electric lines, water towers, burglar bars, noisy commercial areas, cemetery, trailer parks)

Set your criteria and stick to it, the property needs to make sense, if there is any doubt - walk away. There are just too many opportunities that are positive and too many people that have great homes waiting for you.

Good luck Investors - keep it safe - make good choices, the numbers and the property itself have to work, don't compromise. If you do you will realize you should have walked away.

Do you know what this glass ball symbolizes? In the South during the 1800s, a family would install a glass ball at the end of their banister after paying off their mortgage as a subtle sign of wealth. Traditionally, homeowners would also burn thier mortgage papers and place the ashes under the ball during installation.

The ball pictured, which is located in the Oak Hill home, is likely a different spin on the tradition. Thomas Berry was able to purchase the home outright, so this glass ball was probably installed when the house was built without any ashes hidden underneath!
