Mortgage rates moved higher this week. The biggest takeaway from the Fed minutes of the FOMC meeting is that they are still anticipating rates staying high for some time, with Fed participants expecting rate cuts later in 2024 if inflation continues to come down. The market is pricing in a rate cut in March at 69%. That still seems high, and if that gets pushed out to May, that could push rates even higher. Now that rates have crept up, along with the 10-year U.S. Treasury close to 4%, where do rates move from here? The direction will be reliant in part on the upcoming Jobs the CPI reports. There is more risk for rates to move higher with a hot number in either report.

• ISM Manufacturing came in-line with analyst's expectations (47.4 level)
• JOLTS New Job Openings came in lower than analyst's expectations (8.79 mm openings vs expectations of 8.821 mm openings)
• ADP Employment Change came in higher than analyst's expectations (164k jobs vs expectations of 125k jobs)
• Initial Jobless Claims came in lower than analyst's expectations (202k claims vs expectations of 216k claims)
• Mortgage Applications fell 10.7% this week
