Can you back out of a home purchase?
You’re buying a home, but you just can’t shake the feeling that it isn’t meant to be. Suddenly, it hits you—you do NOT want to go through with it. But it’s too late, right? Well, maybe not...
The first step is to reach out to your agent and figure out your options. Depending on your contract terms and how far along you are in the process, it's important to know you may end up losing money. It all depends on timing:
• If you get cold feet BEFORE your offer is accepted, your agent can withdraw the offer. But you need to think fast because once the seller accepts your offer and you sign a purchase agreement, it IS legally binding.
• If you get cold feet AFTER signing the purchase agreement, you’re not totally out of luck, but backing out will be trickier since your purchase agreement may have time-sensitive contingencies. Plus, there is a really good chance you'll forfeit any earnest money you put down with your offer.

Can I be real for a second? I’ve shown A LOT of homes, and know that one of the best things you can do as a seller is so simple, but incredibly underrated. It's this:
Clean. Yep. Clean. You'd be shocked at the number of homes I show that simply aren’t clean. So, if you’re getting your home ready for the market and stressing about showings, my biggest piece of advice is this: Do a top-to-bottom deep clean of your house before it hits the market. Even if you have to hire it out, do it. It's worth every penny!
After cleaning, here are a few other things to keep in mind as you prepare for a showing...

Housing Forecast 2022
The housing market has reached a turning point ↩️. If you happened to read our July Newsletter, you know that there are some exciting opportunities to capitalize on this changing environment.
But what does the rest of 2022 hold for real estate? Here’s what industry experts have to say:
📈 Mortgage Rates Will Depend on Inflation - As inflation goes up, so do mortgage rates. And until we see peak inflation, we probably won’t see peak mortgage rates. Some believe that we may have reached or be near the peak, but nobody really can predict what the Fed will do. That’s why if you’re looking to buy, it may be better to lock in a sub-6% rate now rather than wait and potentially be left with a higher rate.
🏘️ The Supply of Homes for Sale Will Continue to Rise - As mortgage rates have risen this year, buyer demand has fallen. With waning buying pressure, homes will begin to sit on the market longer, allowing inventory levels to catch up. Even still, buyer demand is much greater than the number of homes for sale, but this trend toward a more normal market pace will give buyers some much-needed relief when competing for a home.
💸 Home Price Forecasts Call for Ongoing Appreciation - Again, there are still more buyers than there are homes for sale. As long as that’s the case, home prices will continue to appreciate - NOT decline. In 2021, we saw an average of around 15% appreciation across the US. This year, experts forecast that number will be about 8.5%.
