What a shame! This dock has been out of the water for a year now. I am not sure if this lake will ever rise. Even with the rains over the unusually wet winter, it stayed low. This was one of the first communities in Waterside. It makes me wonder if water is being diverted.

This is why I always check washing machine drums. You just never know what you will find. The homeowners just left this house and on my first visit I saw some residual water. The house water is turned off, so I wonder if while they were here, the solenoid that controls the water valve didn’t close properly. If you don’t check something like this and it sits for months, you can have a smelly drum. Experience counts when it comes to keeping small things from becoming larger problems!

Waterside Park – Waterside Place Waterside Park is accessible through the town center by adjoining bridge. This large, 8-acre island community park on Kingfisher Lake is loaded with amenities that will bring visitors to Waterside Place and be the site of many memories to come.

I woke up Monday morning and noticed some grout lines in our guest bathroom were dark. I knew right away it was moisture. Upon closer examination, I could see the tank gasket was leaking. Water was continually dripping onto the floor but fortunately, because of the slope of the tile, it was running away from the walls and the sink cabinet. I used my moisture meter to confirm there were no wet baseboards or cabinet areas. This was a simple fix but left undetected it would have been a different story. This is one of the many reasons that I suggest the water be turned off when homeowners are away, even if just for a weekend. If this leak would have continued for a few days let alone week or two, there may been extensive damage in my home.

Another wild shot. This one skimmed off the window and left dimple marks on the glass without breaking it. This house is about 30 yards to the right off the tee box.

A safe ending to this story. I found this gap in the flue of a gas home heating unit and had it repaired. Carbon monoxide and other byproducts are regularly vented out of the home via this flue. Fortunately, this home has carbon monoxide detectors to help avoid a tragedy in the event that carbon monoxide would’ve been released into the home. It always pays to look up when checking AC air handler units.

Here’s a weird one. While I was checking a condo in Lakewood National, a package was delivered to the doorstep. I never heard the delivery person, so it surprised me. I took a look and sure enough it was for the same unit number but the building next-door. Turns out it was 37 pounds of meat - Street value unknown.  I carried it over and dropped it off. Perfect timing to save the day. I wonder what 37 pounds of meat smells like when it’s been sitting on your doorstep for two weeks.🤪

Started my Monday morning off with a little jolt. I came around the corner and walked into someone’s bathroom and saw this in the middle of the floor. I thought it was a mouse at first and then realized it was another toilet frog who bit the dust.

Sometimes when roofing companies are short staffed, you just have to pitch in and help. After I saw the water coming into the attic, he came down and pinpointed the entry point. I can’t even describe how hot it was in this attic in the middle of the afternoon. A shout out to all you roofers who do this day in and day out!

Here’s a weird one. This is the backside of a pool deck of a new house I just picked up. The current owner doesn’t know how this hole got there, nor does the previous owner. Next stop is the pool builder to see if he can explain it.

Opneded up this pantry and smelled that very familiar smell - rotting potatoes. These were tucked away in a plastic storage bin so I never saw them, that is until I smelled them. Not too bad becasue they just stared to turn, but still bad enough that even putting them in a garbage bag didn’t prevent my trunk from still smelling a day later. Rarely do I go a year without rotting potatoes! 😂

This looks like the start of a long, hot summer - clogged AC drain lines. This is a ground floor condominium with one unit above. They share the same exit drain line so guess who has to pay for a service call when shared drain gets clogged? The condo at the lowest point becasue it backs up to their unit first. I guess it’s a trade-off because the unit upstairs acts like an insulating buffer against the heat from the roof, saving the ground floor condo in electrical consumption.

A crack in the plastic pan under the air handler in the attic leaked out of the secondary, galvanized pan because the corner seam had a crack in it. This allowed water to leave the tray before tripping the secondary shutoff. Fortunately it has not been leaking long.

Last car shipped north for the season. It seems some people stayed in town later this year. That is, at least until the humidity set in for good!

Causualty of a truck loaded with Landscaping trying to squeeze by construction traffic and misjudging their distance. Fortunately, they notified me and agreed to replace it.
