Hi everyone! 👋 Appraisals have become a hot topic so l wanted to cover it a bit. One of my current transactions is actually on a third amendment to extend the appraisal contingency and overall agents are running into delays especially with the big banks.

According to NAR (National Association of Realtors) as many as 54% homeowners are getting offers above the listing price – does that make it tricky to navigate if the price of your contract is not in line with the appraisal of the house? Sure can! It is so important to price your house correctly and be able to back it up with comps, facts and data.

According to recent data from CoreLogic, 19% of homes appraised below the contract price in April of this year (that’s more than double the previous two Aprils). Below chart (from Keeping Current Matters) showcases how often an appraisal issue slowed or stalled the transaction. 🏡🏘

Happy Friday folks! I love to dive into real estate numbers and data 📈 so here’s my weekly share in market comparisons as there are many articles and opinions floating around about the real estate market. 🏠📊

In 2006, lending standards were much more relaxed ($376 billion dollars in loans for purchases with a score under 620 🤯). Last year, that number was only $74 billion (much lower). Today, standards are tighter so these are two very different housing markets.

In below index (source: keeping current matters) shows historic data for the MCAI (the mortgage credit availability index) which indicates the availability of mortgage credit at a point in time - basically the index determines how easy it is to get a mortgage. You can see that the index stood at about 400 in 2004 and passed 850 in 2006 (again 🤯). The MCAI crashed when the real estate market crashed. Today, index Is below 150 – a good takeaway to make informed decisions and opinions.

1️⃣ The average equity gain of morgaged homes in the last year was $26,300

2️⃣ The average equity of morgaged homes is greater than $200,000

3️⃣ Total homeowner equity reached over $1.5 trillion
