Secondly, here's a tip for you: prioritize your must-haves and make a list. This way, you can focus on what's important and avoid getting sidetracked by non-essentials.

But the BIGGEST thing I want you to take away is this: don't be afraid to think outside the box.

Remember, it's okay to look at homes that might need some work to hit your list of must-haves. But with a little creativity, you may just be able to transform it into your dream home over time.

Is it truly acceptable for a listing agent to represent the buyer too?

As someone deeply entrenched in this industry, I'm here to provide my perspective on the matter:

While it's indeed possible for a listing agent to also represent the buyer, sellers need to weigh the pros and cons carefully before giving their approval to this widely debated practice.

When you hire an agent solely focused on your interests as a seller, you establish a 'fiduciary relationship.' In this scenario, your agent is bound to act in your best interests, advocating for you and you alone.

However, in a dual-agency scenario, where the listing agent represents both the seller and the buyer, neutrality becomes the name of the game. Despite their efforts to remain fair and impartial, the absence of exclusive representation can leave both parties navigating negotiations without the full guidance and insights an agent can provide.

Interestingly, dual agency is prohibited in Alaska, Colorado, Florida, Kansas, Maryland, Texas, Vermont, and Wyoming.

While there may be situations where dual agency works, it's far more common for each party to have a dedicated agent. After all, ensuring you benefit from the expertise and dedication of a knowledgeable professional is crucial, regardless of whether you're selling or buying.

This is your reminder that you *DON'T* have to jump on board with every home design trend you see ā€” especially if you donā€™t love it.

Way more important than whatā€™s trending is that your home reflects your style AND lifestyle. (And letā€™s be honest, who has the time or the budget to change things up every time a trend comes along?)

That said, there are a few styles Iā€™m loving this spring in homes and on store shelves. Here are a few that caught my eye that would be easy-peasy to fold into your home if the mood strikes:

1) Curves everywhere - Think rounded furniture, wall decor, lighting, and other curved home accents. Rounded walls and archways are also making a comeback in new construction.

2) Imagine your grandmother living at the beach, and you get the ā€œCoastal Grandmotherā€ vibe. Vintage textiles, natural materials, and a touch of whimsy add a cozy and inviting feel, just like Grandmaā€™s.

3) Anything and everything from nature, only inside. Known as ā€œbiophilic design,ā€ this trend maximizes sunlight and brings in plants, natural fibers, and images of animals and nature.

4) Bold paint colors: Boring neutrals are out, and color is in, showing up all over the place, from entire rooms to statement walls and accents.

5) Handmade elements: Ceramics, pottery, and macrame are hot right now in home design, bringing a personal touch to any space and celebrating the beauty of craftsmanship.

Curb appeal makes all the difference when selling your home.

You know the curb appeal trifecta: mulch, seasonal color, and a pressure-sprayed driveway. You will need to add these three additional tips if you want to level up your outdoor game:

1) Illuminate walkways. Would-be buyers are sure to do a nighttime drive-by (trust me, they will). Ambient outdoor lighting will have them oohing and ahhing. (Quick tip: Solar lights make this a cinch.)

2) Update porch lights. Replace crooked, outdated, or rusty porch lights with something fresh and modern. Your local home improvement store and a couple of hours are all you need.

3) Add seating with outdoor throw pillows. Everyone dreams of a breezy afternoon in the yard, sipping a cold glass of lemonade. Add seating to give buyers an exact place to do just that.

I remind every one of my sellers how hard theyā€™ve worked and how much they deserve every dime out of their homes. To make that happen, we go over these three tips:

1) Prep it well. If you want top dollar, you've got to be willing to do some work upfront to get your home looking its best. Minor repairs, major decluttering, and fresh paint go a long way.
2) Price it well. The market has been all over the place recently, so itā€™s critical to pull as much data as possible when settling on a price. Too high? Buyers wonā€™t bite. Too low? Sellers leave money on the table. I want my sellers to feel good about their listing price, but it's got to be backed by the data.
3) Promote it well. Starting with those listing photos. Your homeā€™s first showing is online - and thereā€™s no better way to set your home apart from the rest than with professional listing photos. It's a small investment for a huge return.

Hereā€™s what Iā€™m not gonna let happen this spring ā€” you overpay for a new home.Ā 

I know, I know. Youā€™ve come to terms with the higher interest rates and home prices. But those? Those are completely out of your control. Whatā€™s in your control? The price tag youā€™re willing to pay.

So hereā€™s what weā€™re gonna do. When you find your next home, and youā€™re ready to put in an offer, weā€™ll talk about an appraisal contingency. Hereā€™s how it works:Ā 

An appraisal contingency allows buyers to back out of a deal or renegotiate the purchase price if the home's appraisal value comes in lower than the purchase price. Itā€™s a simple way to safeguard your hard-earned cash during the buying process ā€” and ensure you're not overpaying.

So if youā€™re thinking of buying but donā€™t want to get in over your head, donā€™t worry. Iā€™ll do everything in my power not to let that happen.

ā„ļø Snuggle up inside with a blanket, some cocoa, and your favorite holiday movies (this is a good excuse to light your fireplace if you have one for the ultimate ambiance)

ā„ļø Use that naturally beautiful and festive snowy background to take some seasonal photos with your family, friends, and pets

Don't let your wallet stand in the way of your decorating dreams! I've got some DIY tips to help you make your home extra festive without breaking the bank!

- Place extra ornaments on the mantle, in a hurricane vase, or around a DIY wreath.Ā 
- Paper, scissors, and some string are all you need to make snowflake garland. Find patterns you love with a quick online search. Simple, bold, and easy for the kids!Ā 
- Wrap empty Amazon boxes to create a faux-wrapped present tower. Place on an entry bench, stairway, or fireplace. You can also wrap artwork or picture frames already hanging on your wall. Just add a fun bow and place back on the wall.Ā 
- Put those holiday photo cards to work as ornaments on your tree (use clothespins to clip to branches), or simply hang them around a doorway.Ā 
- When in doubt, go with lights and greenery. On the mantle, around a banister, above kitchen cabinets...the possibilities are endless and the price is oh-so-right.

Hereā€™s the thing: Buying a home is super exciting. Itā€™s arguably the largest financial investment youā€™ll make, and it tells the world youā€™re officially adulting!Ā Ā 

Once youā€™ve signed on the dotted line, follow these 10 tips for homeowning like a pro:

1. Change the locks as soon as possible.
2. Ask around to find a reliable handyman.
3. Find a secure home for all those warranties and manuals so youā€™ll be able to find them whenever necessary.
4. If possible, paint before you move in. Itā€™s much easier in an empty house.
5. Meet the neighbors. You never know when youā€™ll need a friendly favor.Ā 
6. Plant shade trees. In a few years, youā€™ll be so glad you did.
7. Replace the air filters, especially if the home was on the market for a while.
8. Start an emergency fund for repairs and maintenance.
9. Be slow to take on major renovations.
10. If you do renovate, make improvements that will add value. (I can help!)

Ready for some real talk about getting a mortgage this fall?

As rates inch higher, more homeowners are buying down their interest rates. Curious about what that means and if itā€™s right for you? Hereā€™s the rundown on mortgage rate buydowns:

- A mortgage buydown is a way to lower your interest rate by paying discount points at closing. Discount points are a one-time, upfront fee.Ā 
- Each point costs 1 percent of the mortgage. For example, one point on a $200,000 mortgage would cost $2,000.
- Each point lowers the rate by 0.25 percent. So, one point would lower a mortgage rate from 6 percent to 5.75 percent for the life of the loan.

If you've got some extra savings and can afford it, buying mortgage points may be a smart investment.
