Weโ€™re getting our current deal at a $13.5M discount! We won this deal because of our highly successful, long-term relationship with Sunrise. Typically, when you purchase a property at a $13+M discount, itโ€™s because incompetence or lack of experience ruined a good deal. However, Chandler was simply structured incorrectly and over-leveraged. The property itself is performing wonderfully and is positioned perfectly for value-add renovations. Because renovations were paused, only 11% of the property has been upgraded so far. This gives us a significant opportunity for growth over the next few years. In 2023, we decided to only pursue multifamily assets that are currently producing cash flow. This provides the greatest buffer we can ask for because itโ€™s already making more than itโ€™s spending and profitable from day 1. Our investors will receive 3.5-5.5% cash on cash in Year 1. This is possible because it is already 97% occupied and has essentially zero bad debt. Thatโ€™s great news! 2. The execution risk is off the table because it is already stabilized. Execution risk is the risk of being unable to start and complete the business plan. This deal has a stabilized cap rate of just over 6% at acquisition, representing an opportunity for positive leverage, a rarity in todayโ€™s market. Positive leverage is when the cap rate is above the loanโ€™s interest rate, meaning you are getting a higher return than the loan on the property. 3. We wonโ€™t have much competition in the coming years. Little new construction is expected due to high construction costs and small banks not lending to new construction.
