But with these steps, you can create a budget to help you find the right home!
Step 1: Add Up Your Income. Make sure to capture ALL income sources, not just the income from your full-time job.

Here are my tips to create a dreamy space for your cozy bedding and bath towels:
1. Maximize your shelf space: Install adjustable shelf dividers to separate sheets, towels, and other linens for easy organization.
2. Stash sheets inside your pillowcases: Fold your sheets and stash them all in one of the corresponding pillowcases. Fold sheets into thirds to make the best use of space.
3. Keep your linens fresh: Try placing a box of baking soda or a lavender sachet in the closet. Not only does it keep your laundry smelling fresh, but it may also help extend the life of delicate fabrics, too.
4. Sealed bags to create more space: Bulky comforters or quilts take up a lot of precious shelf space. Vacuum bags also prevent damage from moisture or moths.
5. Make it multi-functional: If your linen closet has to pull double duty and store multiple types of household items, get creative with bins and baskets.

Here is the one thing you must do before listing your home đđŒ
You already know to clean, declutter, pre-pack, and depersonalize your home. But how do you know what *really* needs to be done?
Grab a notebook or open up the notes app on your phone and head outside. Then, walk through the front door as though you are a potential buyer. Go from room to room and take notes of things that you think you need to change or update (you can snap photos and send them to me, too!).
âMost home sellers only need to make small tweaks -- like touching up paint, adding a pretty scented candle or some fresh greenery, and having carpets professionally cleaned. In some cases, you might consider removing some of the furniture from smaller rooms to create more space or hanging a mirror on a wall to make a room look bigger.
Once you're done, review the list and photos and decide what the priorities are. Remember, even though you don't need to make drastic changes like rehabbing your kitchen or refinishing floors (buyers will want to make their own choices!), you still want to make that great first impression on prospective buyers!

Instead of looking for homes that have everything you need WAY out of your price range, look for homes that fit your "must haves" that cannot be easily changed. Things such as location, space, and overall construction cannot be changed as easily. Small renovations can be made throughout the lifetime of your home, such as paint colors, features, and landscaping.
Don't be afraid to bring some of the outdoor elements inside the house! A great place to start is the craft store. You can buy bundles of branchesâchanging leaves still attachedâ and stick them into an oversized vase. It makes your home not only colorful but also very cozy!
