Mold is EXTREMELY common in basements and crawlspaces in Ohio. During a recent inspection, I found a small amount of mold in a few areas. My client wanted an air test done. We discovered that there was A LOT more than we could see. The client thought about walking away from the deal and looking for a different house. Instead, the sellers had a mold remediation company take care of it. I tested again after they fixed it and found that the levels were well within acceptable parameters. Mold is a problem, but it CAN be fixed! But you have to know what you're dealing with before it can be taken care of.

A recent client had their pipes freeze in their brand-new home over the winter. They were told it wouldn't happen again, but they contacted Hane Home Inspections, LLC, to be sure. With thermal imaging, I was able to demonstrate that the insulation was missing under their sink so they could demand that the builders make repairs.

A day in the life of a home inspector occasionally begins with spending ten minutes trying to chase a bird out of a vacant home so that I can perform the inspection and to keep it from hurting itself or the property.

When someone tells you "the county inspector will find any problems," consider this photo. I was the last inspector to come in before drywall went up. This duct is supposed to provide air for the master bedroom. It was not connected, but the builder was going to drywall it anyway.

These photos are from two recent inspections. The first is of a main service wire being cut down to in order to fit. That is a safety issue. The second is a duct that was left open in the crawlspace to a bedroom. Mold and soil gases can easily enter the home from that.

Pro home owner tip: add an open exhaust pipe to your soffit to allow squirrels easier access to the home. This way, you know where they are getting in!

You've heard of recessed lighting, but have you heard of recessed light switches? Get ahead of the trend!

Part of the appeal is never knowing what else might be hiding in the dark abyss behind your walls. Will it be safe to flip the switch, or will something grab your hand? Only one way to find out!

Yet another reason to get a home inspection: The seller may be experimenting with wireless electricity.

Make sure you get your air conditioner serviced by a qualified technician. This little guy didn't have any real training. I don't want to speak ill of another professional, but I'm pretty sure he's just getting by on charm and prayers.

Little known tip: when installing an alarm for your windows, it is helpful to make sure your window can still shut all the way.

Here are just a few of the damaged shingles I saw today. What is interesting about this? This home had just finished construction.

Flaming Hot Cheetos were observed at this inspection. This product is known to be "dangerously cheesy" and should be removed from the premises. It is also known to attract toddlers, due to its bright color and synthetic flavoring.

One of my favorite parts of my job is using my drone to inspect unreachable areas. Occasionally, I just can't help but take cool shots of the whole area, while I'm at it.

That's not really how downspouts work....

It is always nice to find that someone has left a refreshing can of Mountain Dew in the attic in case I get thirsty while inspecting.

I love it when sellers prepare their homes for inspection. Turning on the ac? Phenomenal. Clearing space under attics and in front of appliances? Awesome.

But leaving music on? I don't mean to be unkind here, but there is approximately a 5% chance that we like the same music. Please don't do that. Just set the ac to 68, and we'll call it good.

A seller's agent was confused about where our mold samples were taken in a recent deal. She thought that the air sample was taken inside a closed closet in the basement. Our lab results for our mold tests are extremely detailed, and include an explanation of where the samples are taken. Explanations of all results are provided directly to our clients, but we are always happy to answer questions when appropriate.
