When stabilizing a multifamily property, make sure you look at your operating costs (while taking care of the environment! 🌏)

- Convert your common area lighting to LED and motion-sensing lights.
- Repair leaking plumbing fixtures.
- Install low-flow toilets, faucets, and showerheads.
- Upgrade to energy efficient appliances, hot water heaters, furnaces, and air conditioners.
- Use recycled paint to freshen up your building
- Weatherproof windows.
- Install Wi-Fi-enabled thermostats
- Check caulking and weather-stripping
- Use green materials in apartment finishes (recyclable carpet, tile, wood flooring, backsplashes, countertops, cabinets, etc.)
