We are excited to announce that we have our first Costa Rica vacation rental property under contract for the our private equity fund!

This stunning property consists of 6 Villas located in Sámara, Costa Rica. It is walking distance into town and to the beaches, and the surfing and food there is incredible.

Based on historical operations, we are projecting a target IRR of 20% annually for this investment. We are extremely bullish about the investment fundamentals in this market!

What are the impacts from increasing interest rates on buying a home? And why will this create opportunities for investors? We have seen record low interest rates, and record high inflation over the last few years. This coupled with low housing inventory has lead to heavy competition, and record home pricing. However, with the increase in interest rates, the affordability factor is having a significant impact on the number of potential buyers, as well as how much buyers can now afford.

As seen in the chart, at a $1,500 per month payment, a homebuyer could afford a $445,000 home at 3.00% interest (30-year loan), as compared to a $280,000 home at 7.00% interest (30-year loan). This is creating downward pressure on home pricing, and creating less competition and greater opportunities for investors.
