That’s because I am truly passionate about any programs that could help my borrowers save money or help them get the necessary funds to buy their first home. Many people know about the Down Payment Assistance (DPA) programs offered by CalFHA. But do you know that the Golden State Finance Authority (GSFA) also offers very similar DPA programs to first-time AND even non-first-time homebuyers? GSFA’s most popular programs, Platinum Standard and Platinum “Select,” offer up to a 5% total to use for down payment and/or closing costs.
Platinum Standard is for both First-time AND non-first-time borrowers can apply. This program is for purchase or refinance of a primary home, 1-4 units, condos, townhomes and manufactured homes (with some restrictions). The DPA amount is up to 5% of the First Mortgage (1st) Loan amount and comes with the same rate as the 1st Loan. While the 1st Loan is amortized for 30 years, the DPA amount is amortized for 15 years and has monthly payment like the 1st Loan.
Platinum “Select” is for professionals such as medical and healthcare workers, law enforcement, fire fighters, paramedics, emergency medical technicians, fire support staff, teachers, school administration and staff (public and private). First-time AND non-first-time borrowers can apply. This program is for purchase or refinance of a primary home, 1-4 units, condos, townhomes and manufactured homes (with some restrictions). It has the same requirements as Platinum Standard. The DPA amount is 3.5% of the First Mortgage (1st) Loan Amount with the same rate as the first loan. While the 1st Loan is amortized for 30 years, the DPA amount is amortized for 15 years and has monthly payment like the 1st Loan. Additionally, under this program, the qualified borrowers could get up to another 1.5% of the 1st Loan amount as a gift (no need to repay), depending on funds availability.
GSFA programs do have income limit requirements, if your 1st Loan is a Conventional loan. But it does not set income limits for FHV, VA and USDA loans.

Desperate California homeowners turning to the Fair Plan for insurance, but facing severe delays The delays are forcing them to go uninsured, so mortgage lenders are putting them on force-placed insurance, which can cost thousands of dollars a month
If you are a first-time homebuyer in California, you could qualify up to $10,000 in closing cost assistance in the form of a forgivable grant. Funding for this grant is limited and not guaranteed. It’s only available on a first come first served basis. Call me to check on availability and your eligibility. Here are some basic requirements.
- Must be a first-time homebuyer.
- Household Income cannot exceed 120% of Area Medium Income.
- Must be a member of the an underserved community: (1) People of color; (2) Persons with disabilities (mental or physical); or (3) Members of the LGBTQ+ community.
- Must be represented by a California Realtor in the purchase transaction.
- Must complete a HUD-approved first-time homebuyer education
- Must purchase a single family residence with no affordable housing deed restrictions
- Must use government or conventional GSE financing
- Must move into the property within 60 days of closing
- The grant application must be approved within 3 weeks of closing of escrow
- Cannot have more than $20,000 in savings after closing of escrow
Other restrictions may apply. This grant program can also be combined with other California Down Payment Assistance programs, such as GSFA (3%-5%) and CalHFA (3%-3.5% amount), though not the Dream program. Please call me to discuss your specific situation. (626) 627-4289.
