People are always asking, "How's The Market"? Well, here are some stats for Libertyville, IL. I was just talking to a builder who has always done projects on the North Shore and I told him he should build in Libertyville. He thought I was crazy until I drove him around town and we discussed inventory, average price per SqFt and cost of land. Needless to say, I think you may be seeing some of my new construction signs coming to town. 😉

Month's supply of inventory, for people that are not familiar with this. A healthy, balanced market is 3-6 months supply. Below 3 months is a seller's market and above 6 months is a buyer's market. It looks like the inventory issues that we have had for the last few years will still continue to be an issue for months, maybe a year or two to come.

List to Sold Price ratio is at 100.4%. So, the multiple offers will continue to happen.

Median days on Market: 11

Median sold price: $567,500

Median Price per SqFt: $276

Honored and blessed to be recognized and receive my Realtor of the Year Award last night in Springfield, IL. Had a great time celebrating with my fellow Realtors and other award winners. Tonight was the finale of an amazing basketball season 🏀. I had the honor of coaching my 7th grade daughter’s basketball team this season. I am so proud of every one of these girls. They worked so hard and did everything the coaches asked of them. They never complained and never gave up. Such a great group of fierce competitors. We went undefeated in conference play finishing 8-0 and then winning the conference championship game 24-6 tonight. It was so great coaching with my friends Brian Buckingham and Brian Graham. I think we had more fun on the bench this season then the girls did on the court. Congratulations, ladies!!
