The market in Indian Land, SC is growing exponentially. There are many looking to move to the area because it kind of feels like “the best of both worlds”...a very small town feel, but the commute for more job opportunities, entertainment, and a more city feel is just minutes away! See the numbers for last week’s totals for Indian Land, SC; also, below are the price point breaks with average percentage sale price increases, and average days on the market for homes SOLD last week.

•Sold on average at a 3.4% increase over list price. That is a $50,100 increase over the total of the 6 homes that were sold last week
• 2 is the Average Days that these homes stayed on the market
🏡303,000-399,000
•Sold on average at a 1% increase over list price. That is a $42,105 increase over the total of the 11 homes that were sold last week
• 1 is the Average Days that homes in this price range stayed on the Market
🏡400,000-498,000
•Sold on average at a .6% increase over list price. That is an $18,661 increase over the total of the 8 homes sold last week in this price range
•15 is the Average Days on Market for homes in this price range
🏡500,000-850,000
•Sold on average at a .4% increase over list price. That is a $19,100 increase over the 7 homes that sold last week in this price range
•22 is Average Days on the Market for homes in this price range
Breaking down the numbers... homes below $290,000 are selling over asking price more than the other price points. Most homes in any price range is at least receiving the asking price. If homes are priced properly they WILL sell at asking price or above. Out of the 32 houses that sold last week, only 3 of them sold less than asking price! Everything else was at or above!
Let’s also focus on average days on the market. On average, 13 days is how long a home remained on the market, with the majority of the homes selling in less than 3 DAYS! If you are ready to sell, this is the perfect opportunity! Last week, 56 homes sold or went under contract... with only 9 New Listings and 8 new Coming Soon! Breaking down the numbers... homes below $200,000 are selling over asking price slightly more than other price points. These could be great for first time homebuyers, fixer uppers and investment opportunities. Homes in this market especially in the right location are on a steady increase! Great things are happening in Rock Hill!
Let’s focus on average days on the market for a minute. On average, 15 days is how long a home remained on the market 🤯. If you are ready to sell and/or relocate, this is the perfect opportunity! Last week, 80 homes sold or went under contract... with only 22 New Listings and 11 Coming Soon! Buyers are more than ready and willing to purchase your home!
Most importantly, no matter what side of the coin you’re on...great contracts can still be negotiated!

COLLEGE STUDENTS/YOUNG ADULTS, this is for you....why rent an apartment and share rent with a roommate if you have the ability to purchase a home? There are homes that have cottage suites, full basement with full amenities and a separate entrance that could be rented out, which would go towards making your monthly mortgage payment. At that point your “roommate” would be the source to help pay off your mortgage which could eventually become a rental property and passive income.
We have to think outside of the box when it comes to real estate. It’s more to it than just “buying a house” if your goals look bigger than that
