In a training class this week, a mentor pointed out that we should always share our “BECAUSE” with our friends and family.

Sometimes, as business owners, we forget to share our “because” when we ask for you to share our name as a referral! And so I want to share that with you guys…

For some reason the general thought during the home buying process is that you need 20% down and I’m here to tell you that is WRONG!

✨USDA loans require 0% down!

✨FHA loans require 3.5% down!

✨Conventional loans require 5% down!

There are multiple factors that determine your loan type including credit score, income and neighborhood eligibility!

Oh and not to mention the Palmetto Hero’s downpayment assistance program offered in SC for our frontline hero’s (teachers included 😉) that can cover up to 12k in downpayment 💰

What does it take to buy a home in 2021?

1. INCOME!
You must have 2 years of steady, taxable income. Not necessary 2 years at the SAME job but 2 years of STEADY income. If you own your own business, you have to file the business on your taxes for 2 consecutive years for it to count!

2. 540+ CREDIT SCORE!
The minimum credit score is has changed a few times over the years and you can now get approval with a score of at least 540 or higher!

3. HAVE CASH SAVED!
If I had to put a number on the amount of cash that you need in a typical transaction, I would say between $5,000-$10,000. Of course this number can vary based on home prices, downpayment assistance, closing costs. But that is my rough estimate ;)

It’s the perfect day for Saturday showings! I have I have 4 showings scheduled for today in Lyman, Gray Court and Fountain Inn 💕

I’m not sure if you’ve heard, but the market is STARTING to even out! What does this mean?! 👇

As of this morning there were 1,684 homes 🏡 on the market in the upstate! 👏

• Listings are still getting multiple offers but just FEWER offers than 6 months ago.

• If a listing isn’t priced right, it will sit longer.

• Buyers have a better chance of winning with not having to go up against as many people. 😀

• Builders will now be able to handle the amount of buyers wanting to build with lumber and supply issues being resolved.

THESE ARE ALL GOOD THING.

➡️ Interest rates are STILL in the low 3.0s.
➡️ Houses are still selling in 3-5 days and if priced right are still selling for over list price.
➡️ I still have multiple buyers looking for a home. The demand is still here!

A market that is SOFTENING doesn’t mean the market is TANKING. It’s HEALTHY 🙏🏼🏡

PUSHY. MONEY HUNGRY. SELF CENTERED. UN-EDUCATED. IMPATIENT....

I have clients that tell me the LAST realtor they worked with was pushing them to buy every house they toured 🤯
The LAST realtor they spoke 📞 to didn't want to sit down with them & answer questions because they told her they weren't ready to buy/sell for another year 🤨

This time last year, my best friend reached out to me asking if I was ready to upsize to a bigger 🏡 because we had clearly outgrown ours. She told me that she thought we would have at least $50k in equity 💴 in it.

Happy May 1st, friends!

This time last year, we were on complete shut down wondering if we would ever be able to come together again. I’m so thankful to see May 2021 📅. The last year was so hard on everyone! While it may have brought some families 👨‍👩‍👧‍👦 together, it tore others down. But why am I mentioning this?

May is National Mental Health Awareness month.

I want you to know that you are worthy. You are amazing. You can conquer anything. The rainbow is coming after this insane storm ⛈ that we have endured.

I challenge you to start every morning with 30 minutes alone before every one else is awake 😴. Take some time to think 💭 about how you can be good 😊 to your soul, body and mind each day.
