The implementation of NEM 3.0 is on the horizon and it will impact your ability to save on your energy costs for California homeowners who do not act now.

The California Utility Commission (CPUC) Approved New Ruling:
For new solar households, this ruling will reduce the amount California electric companies pay back to the homeowner for their excess power, by at least 75% compared to current rates.

Under the current NEM 2.0, homeowners with solar panels can receive full retail value for the excess electricity they generate.

Under the new NEM 3.0, effective April 16, 2023, the amount homeowners are credited for excess electricity will be reduced, limiting the savings you can receive from switching to solar.

Don't wait until it's too late! After April 15, 2023, switching to solar energy will cost California Homeowners like you up to 50% more.

Itā€™s important to know that not all homeownerā€™s insurance policies are created equal. When you have a covered loss, itā€™s disheartening to receive less than what you expected during an already overwhelming situation.

The Top 4 Spring HVAC MAINTENANCE TIPS areā€¦šŸ„šŸ„ šŸ„šŸ„

1) Replace the HVAC filter: One of the most important things you can do for your cooling system is to replace the filter regularly. We recommend changing the filter before turning on your air conditioner for the year. We also suggest replacing the filter every 90 days during the summer. By changing the HVAC filter regularly, youā€™ll improve air quality and keep your cooling system running efficiently, even on the hottest days.

2) Adjust the thermostat: When youā€™re ready to turn on the air conditioner, you can simply switch the thermostat from heat to cool. But donā€™t forget to change the temperature settings to keep your family comfortable. We recommend programming a daytime temperature of 76 degrees and an overnight temperature of 86 degrees. To save energy, consider setting the thermostat to 86 during the day if the whole family is away.

3) Clean the exterior unit: You might not pay much attention to your air conditionerā€™s exterior unit, but it can have a big impact on cooling performance. Take a few minutes to remove leaves and twigs from the unit. Trim grass or shrubs to clear a small radius. Check the exterior unit every week or two throughout the summer to make sure itā€™s free from debris or growth that can reduce airflow.

4) Schedule an AC maintenance appointment: Finally, complete air conditioner maintenance requires expertise and precision. Therefore, we always recommend leaving this part to a professional. If you are planning out your budget for your next home improvement, hereā€™s some of the most common financing options to consider.

Credit Cards šŸ’³ - We all have them. They can be a blessing or a curse depending on how you use them. You can earn rewards on your home improvement purchase that you are going to do anyways plus (depending on the card) you could pay ZERO INTEREST for the 1st year. An added bonus is that you donā€™t pay loan generation fees like most other loan options. However, if you donā€™t pay off your card within a reasonable amount of time, then you could be paying tons of money in interest and wrecking your credit score in the process by having such a high revolving credit card balance. Also, depending on the cost of your home improvement, your credit limit may not cover the total amount of the project. So you may need to consider other options.

Personal Loan- These unsecured loans can be used for any purpose. Interest rates are based on your credit score, and you donā€™t have to provide collateral. This may be a good option if you want to avoid using your home to secure a loan. Although this option has a lower interest rate than a credit card, the downside is that most unsecured personal loans have high interest rates and shorter payment term options compared to a secured loan.

Cash-out Refinance šŸ’°- If you have equity in your home and your current mortgage interest rate is higher than what banks are offering right now, then you could refinance for a lower interest rate and extend out the mortgage payment termā€¦ all while taking out CASH NOW to pay for your home improvement. Sometimes your new monthly mortgage payment with the cash-out refinance ends up being lower than your original monthly mortgage!

Home Equity Line of Credit (HELOC) šŸ  - This is a revolving line of credit, it functions much like your typical credit card, that is secured by the equity in your home. You can take money out as you need it, rather than a lump sum like a personal loan. The interest rates and the credit limit are based on your credit score, your ability to repay the money you borrow, and the equity you have in your home. This is great option because your house becomes ā€œyour bankā€.

Home Improvement Loan šŸ”Ø - These loans are usually offered through your contractor. Your contractor can select the lender they partner with that best fits your needs. There are a variety of lenders that provide loans that cater to the niche home improvement industry. These lenders are known for:

- Instant approval times
- Long term financing that sometimes have options up to 30 years
- Low interest rates that can be as low as 0.49%!
- ZERO money down
- No credit score, no problem

Itā€™s always great question to ask your contractor if they offer financing. Most times they have better loan options than your local bank.
