Calling all friends, family...and the cult of Pop! April 12th is coming soon and that my friends is suspender day. Suspender Day was originally intended to be a simple annual observance of the memory of Pop Coltzer who was rarely seen without suspenders. If imitation is the largest form of flattery, he would surely be flattered by the diverse group of people that don that stretchy apparel in his honor. Pop was also a very generous person and loved cooking (cleaning) at the Galveston Salvation Army. So, it seemed logical (that while we were all dressed up in suspenders) we would encourage folks to enhance their suspender experience by donating (cash or service) to any group that provided meals to those in need. We thought “suspend hunger” was a catchy sounding name for our cause. In 2020, we came to the realization that the world had become a stressful place and organizations that provided stress relief services should be supported; not just those that provided meals. In response to that revelation, Suspend Hunger now makes monthly contributions to groups that provide unconditional stress relief to those in need. Sometimes it just a little, but everyone giving a little…could be a lot. . For someone that can admittedly "difficult" (maybe highly critical is a better word) I have some great business relationships (that are purely business) and some of them are memorialized in photos. The one below I found last night while searching for photos for our new website (another story another day). It is me and Steve Faught (the project manager for the Archdiocese of Galveston-Houston) as it became obvious that the 1878 era statue of Stella Maris was going to land from her perch 100+ feet in one piece. I am often asked (mostly by family) why we continue to pursue construction projects since we have an easier way to buy groceries (that does not risk losing the farm). This picture (and 100 others) is why. I freaking love it! That said, if anyone can do it...let 'em. folks. Zero/Six Consulting Billy Coltzer

Losing faith that the "line" is coming down. Although construction inflation has slowed, it is still above 6.1% for 2023 and over 20% from where it was at the end of 2021. Far cry from the 3.65% average we had from 2015 to 2019. Add the actual cost of money to that equation and it is a miracle anyone is building. Zero/Six Consulting Billy Coltzer

Even the best buildings are only referred to as "50-year buildings". That does NOT mean you give up after 50 years, but it does mean that you had better dial up the maintenance if you want to get another 50. We told our friends at Moody Memorial First United Methodist Church that in 2008 and they bought in 100%. Together we have kept this ole gal in pretty good shape (she is a '62 model...like me). Sundays have definitely become my "sabbath" here lately; that day where I force myself to reflect a bit and just do anything but work. Sometimes it is with a cold one sitting in a marsh and sometimes it is rooting through the thousands of photos I have taken or otherwise accumulated over the years. Was raining this morning, so photos it is. The photo below was my mom and Pop somewhere around 1952 and it may explain a lot to those of you that know me (you can tell I must have been born with a silver spoon right?). That James Dean looking character with the stogie was my families version of Col. "Hannibal" Smith (remember the A-Team?); his processes may not have been mainstream or politically correct, but he always got "it" done, whatever "it" was. He was absolutely a "doer" and a great leader of "doers". He did not preach, but he was a great teacher. All that said, he was a bit rough and I wonder how he would fit in ...say at 60 years old in today's world running a businesses like Coltzer Co and Zero/Six Consulting Most of the folks at Z6 Coltzer got to experience Pop before he passed a few years back. I can see how he influenced them and I wonder what (if anything) of him they see in me. Hopefully they see that attitude and it makes them feel secure in the future they have chosen at Z6 Coltzer. Maybe they just think I should get a stogie. Happy folks and have a great week. Billy Coltzer

Here is a fun one for the week's end. Although I do not go there anymore, this is the church I grew up in; it is First Presbyterian Church, Galveston, Texas. I drive by it nearly every day and noticed that the painting/coating project had stopped. I think the last time this place was painted my dad, two laborers (Cloudy and Willie), and me did it...and no, we were not painters. It was sometime around 1975 (yeah, I was 13 years old). We did it because the church could not find anyone else to it. See those electrical wires, well apparently they are of a voltage that is to be respected. Per the electrical company, any metallic scaffolding had to be kept 10 feet from the wires and covering the lines may offer more confidence...but not protection. Long story straight is there was (is) not 10' of clearance between the spires and the lines. Being a problem solver, Pop decided we would just build a wooden scaffold. It was 4 x 4 verticals with 1 x 4 braces and 2 x headers to carry the planks. Joinery was 1 x 4 "sockets" attached with 8d duplex nails. It was surprisingly stable but looked crazy scary. They made me work the ground, but watching those guys up there, was the most anxious I have ever been at work. I was damn glad when it was over, but it made for a good story. I wonder how these guys will attack those spires? Part of me wants wood. Have a good weekend folks. Zero/Six Consulting The Z6Cx Team Billy Coltzer

THIS IS A BUSINESS POST! TEXAS IS GOOD FOR BUSINESS. Ok, so CNBC published a poll that Texas is the 2nd worst state to live in. Arizona is number 1 (THE worst) . Seriously? As a, Texan I understand we (me) can be an acquired taste. I also see other polls talking about everyone (and every business) moving to Texas. I also see the increased activity as I cruise across the state (welcome Giga Tesla, Axiom, SpaceX, etc). So how can this be? I am proud to be political version of Switzerland (the middle ground used to be for wimps, now you have to be tough to be ) and I sure wished our media (ALL media) was as least as neutral as Billy Boy. Texas is not all left or all right. It is a pretty happy combination of the two regardless of what you see on TV. In fact, with all those west coast folks seeking shelter here we are becoming more purple all of the time. So before you pass judgement, come see me in Texas! We can have a beer and NOT talk politics. You can even leave with a hat. Billy Coltzer

Well if "Headquarters" is where the boss is, I guess our HQ just moved to Atascosita, Texas. For the first time in 89 years (plus 8 months), Julie Coltzer has an address that does not end in "Galveston, Texas". Turns out there are better care options for the older generation than a 60 year old architect can provide. Who would have "thunk" it...right? Oh well, she is 15 minutes from my (much older) sister and out of the storm surge...which also checks a box in my hurricane plan. A very big piece of the plan. Man oh man did this situation bring back some cool memories in College Station last night. I spent many nights with Pop waiting for freshly placed concrete to get hard enough to finish, and I remembered 'em all last night. I could not get it out of my head and at one point I laughed out loud. The crew with me (who was new to me) probably thought I was nuts. Many nights Pop and I would have a beer or two waiting for the concrete to set, but apparently that is frowned upon in today's world. So I had to wait, and then me and the ghost of concrete pours past took our a #* to the Dixie Chicken!...and had a beer, or two. Billy Coltzer Zero/Six Consulting The Z6Cx Team RELLIS Campus
