🇺🇸 in Honor of Red Friday let’s talk VA loans.

Did you know that VA loans offer unique benefits for veterans and active-duty service members, making home ownership more accessible? I want to highlight some of those benefits for you or your loved ones!

VA loans are among the best options for eligible service members and veterans for several reasons:

* No Down Payment: One of the most significant benefits is that VA loans often require no down payment, making homeownership more accessible, especially for those who may not have saved up a large sum for a down payment. Or who would rather use their savings towards other bills, investments, future expenses like college, etc.

* Lower Interest Rates: VA loans typically offer competitive interest rates compared to conventional loans, potentially saving borrowers money over the life of the loan. And who doesn’t want this?

* No Private Mortgage Insurance (PMI): Since VA loans are backed by the Department of Veterans Affairs, borrowers are not required to pay private mortgage insurance, further reducing monthly mortgage payments. This is huge! Mortgage insurance is a big added expenses on top of your principal and interest.

* Flexible Credit Requirements: VA loans tend to have more flexible credit requirements compared to conventional loans, making it easier for borrowers with less-than-perfect credit to qualify.

A consumer reporting agency (CRA) would not be able to furnish a trigger lead to a third party unless: (1) the third party certifies to the CRA that the consumer has authorized the solicitations; OR (2) the third party certifies it has originated the consumer's current residential mortgage loan, is the servicer of the consumer's current residential mortgage loan, or is an insured depository institution or insured credit union and holds a deposit account for the consumer to whom the consumer report relates. In short, the bill targets widespread abusive trigger lead practices while preserving the legitimate use of these leads in a narrow set of market-based circumstances.

"As a real estate finance professional living in your state and serving consumers there, I am writing to ask you to cosponsor S. 3502, a bipartisan bill introduced late last year by Senators Reed and Hagerty to curb the inappropriate use of mortgage credit “trigger leads” – while preserving existing customer relationships.
A trigger lead is a marketing product utilized when a consumer applies for a mortgage (purchase or refi). The credit report inquiry by the lender is a “trigger” that notifies the credit reporting agency (CRA) that individual is interested in applying for home financing. This trigger lead is then sold by the CRA to data brokers (including other lenders) without the consumer's knowledge or approval. Consumers may then be bombarded with other mortgage offers – via phone, text, or mail – by these other parties that have purchased the leads.
Under the Fair Credit Reporting Act (FCRA), the CRAs are permitted by law to resell consumer information to prospective creditors without the consumer’s permission, if the prospective creditor is prepared to make that consumer a "firm offer of credit." Today, however, many entities buy trigger leads as soon as a customer applies for a mortgage and pepper those applicants with hundreds of calls that can confuse consumers and seek to lure them away from their chosen lenders. These calls can be overwhelming and invasive in their volume and result in consumer confusion and frustration.
A consumer reporting agency (CRA) would not be able to furnish a trigger lead to a third party unless the third party certifies to the CRA that the consumer has authorized the solicitations or the third party certifies it has originated the consumer's current residential mortgage loan, is the servicer of the consumer's current residential mortgage loan, or is an insured depository institution or insured credit union and holds a deposit account for the consumer to whom the consumer report relates.

Credit tracking apps like Credit Karma & Credit Sesame don’t show your true Fico Scores?!?!

Rather, they show a VantageScore model.

However, the app, “My FICO” does show all the different FICO scores.
They can be close but they can also differ by quite a bit.

In this scenario a borrower who has 3 apps screenshot them for me today & allowed me to use it for this example. In theirs it has the FICO being higher than the Vantage. That isn’t usually the case.

What a nice surprise for them! We love good news like this!
