Another happy client! This Hi-end Residential estimated $3 million construction. Sitting at the hills of La Canyada , A remodel on an existing mid century home to a Modern Classical Architecture Design , what is striking the most is the play of design at the outdoor covered patio that the client loved, a span of hollow metal tubing moment frame is a challenging feat but soon to be build!

What can we build? ADU types
Properties with only one existing dwelling unit on it may add up to two Accessory Dwelling Units (ADUs). One type is called a Junior ADU and can only be built within existing legally permitted space within the main house. The maximum square footage for a Junior ADU is 500 square feet. It must have an efficiency kitchen, independent access, comply with the Building Code including minimum size and fire ingress/egress clearances, be served by utilities, and have its own sanitation facilities or share them with the main house.
The second type of ADU can be built in various forms. It can be conversion of an accessory building such as a guest house or garage, an attached or detached new construction addition, or conversion of existing area in the main house. The maximum allowed square footage is 1000 square feet, depending on the ability to meet certain development standards as further described below.

For an 800 square foot or less ADU, the primary standards are that it not be located between the house and the street, has a 4-foot setback from the interior property lines, is architecturally compatible with the main house, and has an independent entrance, a bedroom, a bathroom and a kitchen

What is an Accessory Dwelling unit :
“Accessory dwelling unit” means an attached or a detached residential dwelling unit that provides complete independent living facilities for one (1) or more persons and is located on a lot with a proposed or existing primary residence. It shall include permanent provisions for living, sleeping eating, cooking, and sanitation on the same parcel as the single-family or multi-family dwelling is or will be situated. An accessory dwelling unit also includes the following:

a. An efficiency unit as defined in Section 17958.1 of the Health and Safety Code.

b. A manufactured home, as defined in Section 18007 of the Health and Safety Code.

“Junior accessory dwelling unit” means a unit that is no more than five hundred (500) square feet in size and contained entirely within a single-family residence, and shall in no event be contained within a detached accessory building or structure. For purposes of this definition, “contained entirely within a single-family residence” means enclosed uses within the residence, such as attached garages. A junior accessory dwelling unit may include separate sanitation facilities, or may share sanitation facilities with the existing structure.

“Living area” means the interior habitable area of a dwelling unit, including basements and attics, but does not include a garage or any accessory structure.

“Public transit” means a location, including, but not limited to, a bus stop or train station, where the public may access buses, trains, subways, and other forms of transportation that charge set fares, run on fixed routes, and are available to the public.
